Leak detection in Essex for homes, flats and lets

A letter about your meter, a brown mark spreading under the bathroom, a tenant reporting damp: leak detection in Essex usually begins with one of these. We trace the source from the surface and leave it marked.

In the larger Essex towns, many people live above or below a neighbour. Chelmsford, Colchester and Southend have purpose-built blocks, and older streets have Victorian houses split into flats. A leak in one home usually shows in the home below, so the first job is finding whose pipe it is.

The county also has a long coast and several estuaries, from the Tendring resorts to Mersea, the Dengie and Canvey Island. Holiday lets and second homes there can stand empty for weeks, so a leak may run until a neighbour spots water or the bill arrives.

Inland, many calls start with a letter about the meter from one of three water suppliers. Our engineer Charlie has worked across the area for over 15 years, and on those jobs the first test is whether water escapes inside the house or outside it.

Three typical jobs from different corners of Essex

Village hall boiler losing pressure between bookings

The property

A brick village hall in the north of the county, with a kitchen, toilets and a main room. Its radiators run on two circuits, piped under the timber floor.

The problem

A committee member topped up the boiler before most bookings, and twice the pressure had fallen to zero. The boiler engineer found no fault in the boiler itself.

How we found it

Shutting off each circuit in turn showed only the kitchen side losing pressure. With the heating hot, the thermal camera found a warm patch on the boards by one radiator, and tracer gas, a hydrogen and nitrogen mix, confirmed it.

The outcome

Lifting two boards at the mark showed a weeping joint. The committee had it repaired while we were there, priced separately, and filed our report.

Dark bricks in a weatherboarded cottage kitchen

The property

A weatherboarded cottage near Maldon whose kitchen has old bricks laid on bare earth. The supply pipe runs from a meter by the lane, under those bricks, to the sink.

The problem

A letter said the meter was moving at all hours, even overnight. One corner of the brick floor stayed dark, which the owners had put down to the cottage's age.

How we found it

With the stop tap under the sink closed, the meter kept the same pace, so the leak was on the buried pipe before it. The ground microphone, set on the bricks, was loudest in that corner, and moisture readings agreed.

The outcome

Four bricks came up instead of the whole floor. The split pipe beneath was replaced during the visit, quoted separately, and the owners answered the letter with our report.

Kitchen ceiling stain in a Harlow retirement flat

The property

A ground-floor flat in a Harlow retirement block, with concrete floors between storeys. A managing agent runs the block, and a house manager on site holds spare keys.

The problem

A stain kept creeping across the kitchen ceiling, darker on some evenings than others. Upstairs, the owner had noticed nothing, and the agent would not have cupboards opened without proof.

How we found it

Moisture readings mapped the stain before the house manager let us upstairs. Every pipe held a pressure test, so we ran each fitting alone. Readings below rose only as the dishwasher emptied, and the thermal camera showed warm waste water spreading under the sink.

The outcome

We marked and photographed the loose joint where the dishwasher hose meets the sink waste. The agent sent our report to both owners; the repair was quoted separately.

People who ring us from Essex

Households told their meter never stops

A letter from your water company says usage never drops to zero. One quick test at the stop tap splits indoor pipes from the buried one, and we trace from there.

Flat owners with water coming through the ceiling

The stain is in your flat, but the cause is usually upstairs. Moisture readings show how far water has spread, then each fitting above is tested in turn once your neighbour lets us in.

Landlords and holiday-let owners who live elsewhere

A tenant forwards a letter, or a cleaner finds a wet floor at a coastal let. With keys left for us we can test, and the report lets you plan the repair from afar.

Three suppliers, one question: whose pipe?

Essex and Suffolk Water supplies much of the south and middle of the county, including Chelmsford and Southend. Anglian Water supplies Colchester and much of the north, and Affinity Water parts of the west and north-west, including Harlow and Saffron Walden. Their areas do not follow town lines, so go by your bill. Each company's duty ends at the meter or your property's edge; the supply pipe beyond is normally the owner's.

Your visit in three stages

1

Getting ready

We agree the price in a call or email before booking. On the day we need free parking within 100 m, a reachable meter, and a working stop tap and valves.

2

While we are there

Readings come first, to prove which pipe is at fault. Then we trace the leak, check it a second way, and mark and photograph it, using the flat above if needed.

3

Afterwards

The bill is settled at the end of the visit by card or bank transfer, and the report follows once it is paid. A repair, if you want one, is quoted separately.

Tools for flats, cottages and buried pipes

Moisture meters

Pressed on plaster, timber or brick, a moisture meter shows how wet the surface is. Readings across a stain show where water gets in and which way it travels.

Acoustic listening

Where a pressurised supply pipe leaks, it hisses. Listening at the surface, over paving, lawn or an old brick floor, finds the spot where that sound is strongest.

Pressure testing

A gauge on one closed-off section of pipe shows whether it holds or falls. That proves which circuit, branch or flat is losing water before any tracing starts.

What to look for in an Essex home

A stain that grows after showers above

If a mark on your ceiling darkens whenever the shower above runs, the tray, its waste pipe or the seal round it is the likely cause.

A meter turning at an empty home

At an empty let or holiday home, any movement on the meter is water escaping. Two readings a few hours apart, with nothing running, will show it.

Damp low on a wall or skirting

A tide mark near the floor, or skirting that stays damp, can come from a buried pipe beside it. Moisture readings in a grid show if one spot feeds it.

Seepage in a paved front garden

Where a front garden is paved for parking, water seeping between the blocks or a dip by the meter cover can mean a leaking supply pipe below.

Leaks between flats, and whose policy applies

When water crosses from one flat into another, the building's own policy, often arranged by the freeholder or managing agent, may be the one to claim on. Check with them and your insurer before booking, as a few policies need the work agreed first. Our report lists the location, methods, readings and photographs, giving every party the same evidence.

Common questions in Essex

Visits are usually booked within 24 to 48 hours, from the Stour to the Thames, and lines are open 8am to 8pm, every day. Having a meter reading or your boiler’s pressure to hand when you ring helps us plan.

Either flat can book, and so can a managing agent. Testing usually starts in the flat above, so agree access with your neighbour first, and mention any pipework running under or into another home. The report shows where the leak sits.

We can, provided someone leaves us access to the rooms, meter, stop tap and valves. Say when you book that you will not be there and who is paying, because we may take payment up front when the payer is away. The report follows payment.

No find, no fee on home water leaks covers one leak on a water main up to 30 m or the hot and cold supply pipes, at least half a litre a minute, where we also carry out the access and repair. It does not cover central heating, shared mains, businesses or leaks that come and go. Full conditions are on our terms page.

Usually, on pipework, from water mains pipe repair on your own supply to commercial pipe repair for shops and units. Each repair is quoted separately, and any repair price we give in advance holds for work done during that visit only. Pipework and fittings we install are guaranteed for 3 months.
