Loughton runs from the edge of Epping Forest down to the River Roding, along the Central line. After the war, a large estate was built on its eastern side for families leaving London. Today the town has owners, landlords and tenants side by side, so whoever pays for a leak may live elsewhere.

That shapes how a visit is arranged. Leak detection in Loughton for a landlord, agent or executor means settling keys, access and payment beforehand, then sending the findings to someone who was not in the room. We plan for all of that from the first call.

Tenant's letter and a leak under the kitchen floor

The property

A post-war terrace let to a family, with a solid ground floor. The supply pipe crosses the front garden and rises under the kitchen floor to the stop tap.

The problem

The tenant forwarded a letter about constant use. The landlord lives out of the county, and nothing in the house looked wet.

How we found it

The meter went on turning with the stop tap shut. Listening was quiet in the garden but loud at the kitchen wall, and tracer gas rose through the floor just inside.

The outcome

The landlord paid ahead and the tenant let us in. The spot was marked and photographed, the repair priced separately, and the report went to the landlord.

Soft kitchen boards over a suspended timber floor

The property

A large detached house with a suspended timber ground floor. The cold pipes run through the void beneath the boards to the kitchen and a downstairs cloakroom.

The problem

The boards by the larder were going soft, with a musty smell under the sink. Checked late at night, the meter was still turning.

How we found it

With the stop tap shut the dial stood still, so the leak was indoors. A pressure test narrowed it to the kitchen run, and the ground microphone on the boards found the hiss by the larder.

The outcome

We lifted one board at the mark and mended the pipe on the visit, priced separately. The report and photographs stayed with the owners in case the boards led to a claim.

Who we help with Loughton properties

Landlords whose tenant got the letter

The water company writes to the person on the bill, so a tenant often hears first. Tell us who lives there and who pays, and we arrange the visit around them.

Executors and owners of empty houses

An empty house with a meter still turning can lose water for weeks unseen. With keys and the water on, nobody needs to be living there for us to test.

Owners whose meter moves in a dry house

If the water company says water is passing on your side, closing the stop tap splits the house from the garden. Then we trace whichever side is still losing water.

Finding your supplier and your pipe

Check your bill for the supplier's name, then confirm it on that company's website using your postcode. Its responsibility stops at the boundary or meter. Past that point, the owner normally deals with it, which in a let home means the landlord, though the letter tends to reach the tenant first.

Arranging a visit you cannot attend

1

Sort access and payment

Let us know who holds a key and who will pay. An owner or agent paying from elsewhere may be asked to settle before the booking is confirmed.

2

Testing on the day

Meter, stop tap and valves must be reachable, with free parking within 100 m. Testing starts at the meter and works inwards until the leaking pipe shows itself.

3

Findings sent to you

The leak is marked and photographed for whoever opens up. When the visit has been paid, the written report comes to you, ready for an insurer, agent or tenant.

How Loughton leaks are found

Acoustic listening

The ground microphone listens for water escaping a pressurised pipe. Moved across the garden to the house wall, it finds where the noise peaks, and we start there.

Pressure testing

Indoors, sections of pipe are closed off one by one and pressurised. A section whose gauge sinks is leaking, even before anything looks wet at all.

Moisture meters

These pick up damp in timber, plaster and skirting that the eye misses. On a suspended floor, they place a leak in the void before any board is lifted.

Buckhurst Hill is just south, Chigwell south-east across the Roding, and Epping further up the Central line. Waltham Abbey lies across the forest, with Waltham Cross and Cheshunt in Hertfordshire.

Tenant's contents, landlord's buildings

When a leak damages a let home, the building and its pipes usually fall under the landlord's buildings policy, while the tenant's belongings sit with their contents cover. Check what each policy says before booking. The report, with the location, methods, readings and photographs, goes to whoever paid, once the bill is settled.

Common questions in Loughton

No. Tell us when you book that you own the property but live elsewhere, and give us the tenant’s details. As you will not be present, payment may be needed before the booking is confirmed. Once paid, the report comes to you.

Yes, because most tests rely on the supply running and the meter being readable. Stop taps and valves need to work, so try them beforehand if you can. If the heating has been drained, please tell us when you book.

We do. Buckhurst Hill, Chigwell, Epping and the smaller places along the forest edge are all covered, as well as Loughton itself. You can ring between 8am and 8pm, any day; visits are usually booked within 24 to 48 hours.

Possibly. No find, no fee on home water leaks covers one leak on a water main up to 30 m or the hot and cold supply pipes, at least half a litre a minute, where we also carry out the access and repair. Full conditions are on our terms page.

You agree it with us before booking, by phone or email. It is for a half-day or full-day block of searching, and stays fixed even when the leak shows itself quickly. Materials, parking and tolls are added at cost; repairs are priced separately.
