Terms and conditions
1. Who we are
East Anglian Leak Detection (“we”, “us”, “our”) finds leaks in homes and businesses across East Anglia. In these terms, “you” means the person who books the visit.
Ring 07700 102 008 (8am to 8pm, every day) or email hello@eastanglianleakdetection.co.uk.
2. What we do
We carry out a leak detection survey at your property and give you a written report of what we find. We do not open anything up to look. Our methods are thermal imaging, acoustic listening with a ground microphone, tracer gas, moisture meters and pressure testing.
We trace leaks on water mains and supply pipes, central heating, underfloor heating, bathrooms, and buried and underground pipes. Once the gas emergency service has made it safe, we also trace leaks on gas pipework.
When we find a leak, we confirm it with a second method. We then mark the spot and photograph it before we leave.
A problem that looks like a leak can have another cause, such as a faulty water meter or boiler, condensation, poor ventilation or rising damp. If our investigation shows there is no leak, you may need a different trade to put the problem right.
3. Quotes and bookings
When you ring or email, we ask about the problem and the property: for example, how often the boiler loses pressure, roughly how long the supply pipe is, whether leak sealant has been added to the heating, and whether the property is a home or a business. This helps us choose the right investigation and give you an accurate price, so please answer as fully as you can.
We give you a price for the leak detection by phone or email before you book. It covers up to a half day or a full day of leak detection, depending on the job, and it is not reduced if we find the leak quickly. Any materials needed on the day, and any parking or toll charges, are added at cost.
Visits are usually booked within 24 to 48 hours, on a date and at a time we agree with you. If the property is not yours, or someone else will be paying, please tell us when you book.
4. No find, no fee
Our no find, no fee promise applies to homes. It covers one leak detection visit looking for a single leak at one property, on a water main up to 30 metres long or on the hot and cold water supply pipes, where the leak is at least half a litre a minute and you also ask us to carry out the access and repair. The detection is successful when the leak is narrowed down to a room or an area of about 5 metres by 5 metres. If it is not, you do not pay for the detection.
It does not cover: central heating leaks; shared water mains; businesses; homes with more than one kitchen or more than three bathrooms and toilets; pipework in ducting, insulation or under a membrane, or not installed to building and water regulations; leaks that come and go, or stop during the visit; leaks too small to find without opening up; supply pipes where it is not known where the pipe goes; and investigations that show there is no leak at the time of testing.
Visits outside the promise, visits where no price was agreed beforehand, and visits where we could not find the leak because we were given wrong information about the job, are charged at the quoted price whatever the outcome.
5. Access and safety
Please make sure we can reach the areas we need on the day. That can mean rooms inside the property, the loft, outside areas, meters, the stop tap and isolation valves, cleared as far as reasonably possible. Testing needs stop taps and valves that work, and we cannot be responsible for ones that are already faulty. If the pipework runs to or under a neighbouring property, tell us when you book.
Please make sure our engineer can park free of charge within 100 metres of the property for the visit.
If leak sealant has been added to a heating system, tell us when you book, because it can stop testing working.
If you smell gas, ring the gas emergency service before you contact us. We only trace leaks on gas pipework after they have made it safe.
If we cannot reach the areas we need, or it is not safe to work, we may have to stop and arrange another visit with you.
6. Your report
After the survey we send you a written report. It gives the location of the leak, the method we used to find it, the readings we took and photographs of the spot. We send it once the visit has been paid for in full.
The location we mark is based on readings from non-invasive equipment. It is the best place to start opening up, and a leak is only proven once it has been exposed.
The report is written so you can send it to your insurer with a trace and access claim. Whether a claim is paid is for your insurer to decide.
7. Repairs
We can usually repair leaks on pipework. A repair is quoted separately from the leak detection, and a repair price given in advance applies only if the repair can be done on the same day as the detection.
Repairs we carry out are guaranteed for three months from the day of the repair. The guarantee covers the pipework and fittings we install, not the whole system. If one of our repairs fails in that time, we will come back and put it right free of charge.
Pressure testing or repairing pipework that is already in poor condition can cause leaks at other weak spots along the pipe. Any work to fix those is quoted separately.
8. Payment
We take card details to secure your booking. They are held securely, not used until payment is taken on the day, and deleted 30 days after your last appointment.
Payment is due at the end of the visit, by credit or debit card or bank transfer. We do not accept cash or cheques. For businesses, and where the person paying will not be at the property, we may ask for payment before we confirm the booking.
9. Cancelling or changing a booking
If you need to cancel or move a visit, ring us on 07700 102 008 as soon as you can.
If you book as a consumer by phone, email or through this website, you have a legal right to cancel within 14 days of booking without giving a reason. If you ask us to come out within those 14 days and then cancel, you pay only for any work already carried out. Once the work is complete, the right to cancel ends.
For businesses, and for bookings outside that 14-day period, please give at least one working day’s notice. A visit cancelled with less notice is charged at the quoted price.
If our engineer arrives and the visit cannot go ahead because we cannot get in or park, or the stop tap or meter cannot be found, the visit may be charged at the quoted price.
10. Our liability
We carry out our work with reasonable care and skill. Nothing in these terms takes away your legal rights as a consumer. Nothing in them limits our liability where the law says it cannot be limited, such as for death or personal injury caused by negligence.
Our findings and report are based on readings from non-invasive equipment and are given to guide the repair. We are not responsible for:
- damage caused by a leak we were not able to find;
- damage caused by anyone else trying to reach or repair a leak;
- leaks that appear elsewhere on weak or corroded pipework after pressure testing or a repair;
- problems getting a heating system working properly again after it has been drained and refilled, which can come from the way it was designed or installed, sludge or blockages, and which a heating engineer may need to resolve.
When pipework has to be exposed to reach or repair a leak, nearby pipes, fixtures and finishes can sometimes be disturbed. Unless that was caused by our negligence, putting it right is charged separately.
11. Complaints
If you are unhappy with any part of our work, tell us what went wrong. Ring 07700 102 008 or email hello@eastanglianleakdetection.co.uk. We will look into it and reply to you. Calls are recorded, and we may use a recording when looking into a complaint.
12. Your details
We use the details you give us to arrange your visit, take payment and send your report. Our privacy policy explains how we handle your information.
13. Governing law
These terms are governed by the law of England and Wales.
14. Changes to these terms
We may update these terms from time to time. The version on this page when you book is the one that applies to your visit.
