Leak detection in Shoeburyness

In Shoeburyness, the first question about a leak is often whose it is: yours, the water company's, or even a neighbour's. We test that first, then trace the leak.

Shoeburyness sits at the eastern tip of Southend, where the c2c line ends and the estuary opens to the sea. It grew alongside an army garrison, part of which is now housing. Leak detection in Shoeburyness spans older terraces as well as much newer homes.

In older streets the meter often sits in the pavement, and the pipe to the house may be old metal joined to newer plastic. Newer homes may have meters grouped in one chamber. Some homes are let, so whoever spots the leak may not be paying.

Shoeburyness leaks of the kind we trace

Wet pavement outside a terrace: whose pipe was it?

The property

A Victorian terraced house in one of the older streets, with a short front yard and the water meter in a chamber set into the pavement.

The problem

Water kept seeping up around the meter chamber. The owner feared the leak was theirs and that the yard would have to be dug up to find it.

How we found it

With every tap off, the meter stood still, so no water was passing it into the house. We listened along the pavement and yard, and the sound peaked on the street side of the meter.

The outcome

Nothing on the owner's side needed opening. They reported the leak to Essex and Suffolk Water, with our photographs and readings attached.

Leak letter for a let house, and the wrong meter

The property

A newer house, let to tenants. Its meter sits in a chamber with the meters for neighbouring homes, and the landlord lives some distance away.

The problem

A letter about constant use reached the tenant, who passed it to the landlord. Nothing in the house was damp, the boiler held its pressure, and every tap was off.

How we found it

We ran a tap indoors and watched the chamber: only one dial moved, and it was not the meter the letter named. With the tap off, the house's own meter stayed still.

The outcome

There was no leak on the landlord's side. The landlord sent our readings and photographs to Essex and Suffolk Water so the meter records could be checked.

Who rings us from Shoeburyness

Owners unsure whose pipe it is

Water bubbling up near the meter might be on the company's pipe or on yours. A meter test, then listening along the line, normally settles it before any digging.

Landlords with a tenant in

Your tenant forwards the letter or reports the boiler losing pressure. Mention the tenancy when you book; if you will not be at the property, payment may be asked for in advance.

Owners of newer homes on solid floors

Heating and water pipes set in concrete can leak without a stain. Each circuit is isolated in turn, then a thermal camera on the warmed floor shows where water is going.

Where Essex and Suffolk Water's pipe ends and yours begins

Shoebury's supplier is Essex and Suffolk Water, and its pipe stops at the meter or your boundary. The supply pipe from there into the house is normally yours. When the meter sits still with every tap closed yet water keeps appearing, the fault may be the company's, so report it to them.

What happens between your call and the mark

1

What to mention when you ring

Tell us where the meter is, whether the house is let, and whether the boiler keeps losing pressure. Water showing in the pavement changes where we begin.

2

Which pipe, and whose

A meter test with everything off shows whether water is entering the property at all. Closing the stop tap then divides outside from inside, and valves split off the heating.

3

The spot, checked and marked

Once the leaking length is traced, a different method double-checks the point. Our engineer Charlie marks and photographs it, and the pictures go into your written report.

Three methods for Shoebury homes

Acoustic listening

Sound travels well along old metal pipe, so a ground microphone moved across pavement or yard finds where a leak is loudest. Plastic carries less sound, so there we add tracer gas.

Thermal imaging

After the heating has warmed through, the camera traces pipe routes in a concrete floor. Escaping hot water spreads into a patch that stands apart from the neat line.

Moisture meters

These measure dampness in a floor, wall or ceiling without marking it. Readings climbing towards one point help confirm what the camera or microphone suggested.

Landlords and buildings insurance

If you let the property, a leak in the fabric of the house is often a matter for the buildings section of your landlord policy, not your tenant's contents cover. Ask your insurer before booking whether they must approve the work. Our report lists the location, methods, readings and photographs.

Common questions in Shoeburyness

It does, if your tenant can show us where the meter, stop tap and boiler are, and open the rooms involved. Mention the tenancy and who pays when booking, since an absent payer may be asked to settle first. The report follows payment.

Not necessarily. If the meter stays still with every tap off, no water is passing it into your property, so the escape is probably before the meter. Testing and listening along the line then shows which side of the boundary it is on.

Not on its own, but older pipe can be weaker, and the joint where old metal meets newer plastic is a common place for a leak. Testing or repairing a weak length can show up other tired spots, which are quoted separately.

Usually, yes. Our repair quote is separate from the detection, and if you accept that figure in advance it holds for a repair carried out before we leave. Repairs are guaranteed for 3 months, covering only the parts we fit.

We agree that before booking: a half day or a whole day, depending on the house and the problem. Finding the leak early does not lower the price. On top of it come materials, and any parking or tolls, at cost.
