Leak detection in Leigh-on-Sea

Leigh climbs steeply from the estuary, so many front gardens put steps and walls between meter and door. We find leaks beneath them from above and can usually mend them.

Leigh-on-Sea rises steeply from its old fishing quarter and the estuary mud flats. Houses there often sit above or below the pavement, fronted by steps, terraced lawns and retaining walls, so leak detection in Leigh-on-Sea can mean finding a pipe that runs beneath all three.

Much of Leigh was built from the late Victorian years to between the wars, as the railway brought commuters. Older houses may still keep a cold water tank up in the loft feeding the hot water, with original pipe runs hidden away under timber floors.

Leigh-on-Sea jobs of a typical kind

Supply pipe leaking under steps to a hillside house

The property

A house set above the road on Leigh's slope, with two flights of brick steps and a terraced lawn between the pavement meter and the front door.

The problem

The bill had climbed and a letter followed about constant use. The bottom step had started to rock, though nothing looked wet.

How we found it

With the kitchen stop tap closed the meter still crept, so the leak was outdoors. Sound through the hollow brick steps was muddled, so tracer gas went in and rose by the second step. With the water back on, listening there caught the hiss.

The outcome

Two steps were lifted at the mark and the pipe mended during the visit, at the price agreed beforehand, with a 3 month guarantee.

Damp landing ceiling below a loft tank

The property

An older semi whose loft holds a cold water tank feeding the hot water cylinder below. Its pipes run under insulation and boards above the landing.

The problem

A wet patch on the landing ceiling spread slowly and never dried. A plumber had looked in the loft and seen nothing wet.

How we found it

Moisture readings put the wettest point under one corner of the loft. With the tank's feed off and no taps running, its level dropped, and a thermal camera showed a cold streak at the outlet joint.

The outcome

The insulation was drawn back and the joint remade, quoted separately. The ceiling was left to dry, and the owner sent our report with a redecorating claim.

Leigh households we hear from

Owners with steps up to the door

With the meter at the pavement and the house up a flight of steps, nobody wants those steps broken on a guess. We find the leak first.

People who want the pipe mended too

Once a leak is found and confirmed, we can usually repair it. The repair has a separate price, and once agreed it holds for work done during the visit.

Owners with a stain below the loft

A landing ceiling stain in an older house may come from loft pipes. We map the damp and trace the pipe with the boards left down.

Asking Essex and Suffolk Water about an allowance

Leigh's supplier, Essex and Suffolk Water, is responsible as far as the meter or your boundary; the length climbing to your house is normally yours. After a repair, some customers ask the company about a leak allowance. Check its leak policy, and keep our report and repair details for any request.

From the pavement meter to a mended pipe

1

The route from pavement to door

Where is your meter, and how might the pipe climb to the house: up steps, under a path, behind a wall? That decides where we listen first.

2

Found, checked, then priced

We trace the point from the surface and prove it with a different method before marking it. A repair, if wanted, is priced on its own, and that price stands for work done during the visit.

3

Mended at the mark

Opening up starts at the mark, and the pipe is mended. Repairs are guaranteed for 3 months; the guarantee covers what we fit, not the older pipe on either side.

Methods for homes on the slope

Acoustic listening

Moved step by step along the pipe's line, up steps and across lawns, the ground microphone listens for escaping water and shows where the sound is strongest.

Tracer gas

Plastic pipe and slow leaks make little noise, so the line is emptied and filled with a hydrogen and nitrogen mix that escapes at the leak and shows on our detector.

Thermal imaging

Indoors, the camera reads surface temperature, so pipes behind ceilings and walls show as warm or cool streaks, and a spreading patch marks escaping water.

When a claim has stalled for lack of evidence

Some claims stall because nobody can say where the water is coming from. Where the policy includes trace and access, ring the insurer before booking, as some like to approve the visit. Our report then gives the location, methods, readings and photographs, something firm to assess. Paying out is their decision.

Common questions in Leigh-on-Sea

Usually, yes. When the leak has been proven and marked, we price the repair separately. Accept that price beforehand and it stands for a repair made during the detection visit. Repairs are guaranteed for 3 months on the parts we fit.

Only at the mark, and only after the leak has been found and checked by a second method. Lifting two or three steps can be enough for a repair. Mention any steps or walls built over the pipe when you book.

Because it tells us how long the supply pipe is, which shapes how long tracing takes and what the price will be. On Leigh’s slopes the pipe may also climb steps or bend round walls, so any idea of its route helps.

For a home, it can be. No find, no fee on home water leaks covers one leak on a water main up to 30 m or the hot and cold supply pipes, at least half a litre a minute, where we also carry out the access and repair. Full conditions are on our terms page.

With moisture readings across the patch to find its wettest point, then whatever sits above it: a loft tank, its pipes or a bathroom. Thermal imaging shows pipe routes through the ceiling, so the boards stay down until we know more.

Westcliff-on-Sea and Southend-on-Sea continue east along the seafront, and Hadleigh sits on the hill to the west. Canvey Island lies across the creeks to the south west, with Rayleigh and Rochford inland.
