Leak detection in Clacton-on-Sea

In a Clacton house split into flats, a leak upstairs usually shows on a ceiling downstairs. In the bungalow streets it is more often a buried supply pipe. We find which.

Behind Clacton-on-Sea's seafront stand big Victorian and Edwardian houses, a good many now divided into flats. Pipes were rerouted through old timber floors to serve each new kitchen and bathroom. In those buildings, leak detection in Clacton-on-Sea usually begins with a stain on somebody else's ceiling.

Further out, the resort gives way to streets of bungalows and family houses on solid floors, with the supply pipe buried under a front lawn or drive. The two halves of town call for different tests: one asks which flat, the other which length of underground pipe.

Typical leaks in Clacton homes

Kitchen ceiling stain in a converted seaside house

The property

A Victorian house near the seafront split into three flats, timber floors throughout. The top flat's kitchen sits directly over the kitchen of the flat below.

The problem

A brown stain kept creeping across the lower kitchen ceiling. Nothing under the upstairs sink looked wet, and the owners disagreed about where the water came from.

How we found it

The damp below was heaviest under the upstairs washing machine. Upstairs, each fitting was tested in turn and the machine's cold feed lost pressure; tracer gas surfaced between two boards.

The outcome

One board was lifted and the feed repaired on a separate quote. Each owner had the report to pass to their own insurer.

Gas pipe under a bungalow floor, made safe first

The property

A detached bungalow on the edge of town with a solid floor. Its gas pipe runs from the meter box outside, under the kitchen, to the boiler.

The problem

A smell of gas near the boiler had the owner phoning the gas emergency service, which made the pipework safe. Nobody knew where under the floor it had failed.

How we found it

With the pipework already isolated, a pressure test showed it was losing. A hydrogen and nitrogen mix was then fed in, and our detector found it rising through a cracked kitchen tile.

The outcome

We marked and photographed the point for the owner's registered gas engineer, so the floor could be opened in one place for the repair.

Testing a leak that crosses between flats

1

Readings in the flat below

Moisture readings taken over the stain and nearby walls show where water is coming in and how far it has spread. That narrows down what sits overhead.

2

One fitting at a time upstairs

With access to the flat above, our engineer Charlie tests its pipes, bath, shower and appliances one by one. Whichever brings the readings up downstairs is the source.

3

Paperwork for everyone involved

Our report gives the location, methods, readings and photographs, released once the visit is paid. Whoever booked can share it with the other flat and the freeholder.

Clacton residents and owners we help

Flat owners with a stain from above

When a stain spreads on your ceiling, the flat above is the usual source, though not always. We take readings in your rooms first, then test upstairs once the neighbour or agent opens up.

Landlords and managing agents

In a house split into flats, the leak and the bill can land with different people. Tell us who pays and who holds keys; the report records which pipe failed.

Bungalow owners holding a meter letter

A letter about constant use often means the buried pipe beneath the front garden or drive. We establish whether water escapes outside or in before anything is lifted.

Methods for Clacton flats and bungalows

Moisture meters

A moisture meter tells us how wet plaster or timber is. Mapped across a ceiling, its numbers show where water arrives, not always where the stain is darkest.

Thermal imaging

The camera reads temperature, so a hot pipe leaking under boards shows as spreading warmth, while cold water soaking into a ceiling often appears as a cooler patch.

Tracer gas

Fed into an emptied water or gas pipe, a hydrogen and nitrogen mix escapes at the fault and works up through floors and tiles to our detector.

Water bills in a house split into flats

Your supplier is whichever company is named on your bill. In a converted house, flats may be metered one by one or share a single supply, so a leak on a shared pipe can show on a neighbour's reading. The company's responsibility stops at the meter or boundary; pipes beyond usually belong to the building's owners.

Whose policy covers the pipes between floors

In a house divided into flats, a pipe between floors may fall under the freeholder's buildings policy rather than a leaseholder's own cover. Ask the managing agent or your insurer who should arrange the work. Our report supplies the location, methods, readings and photographs; whether anyone pays out is for the insurers.

Up and down the Tendring coast

Leak detection in Essex along this coast takes in Jaywick, next door, then Frinton-on-Sea to the north-east, with Walton-on-the-Naze beyond. Brightlingsea and Wivenhoe sit round on the Colne estuary, facing West Mersea.

Common questions in Clacton-on-Sea

Either flat can book, or the managing agent. Tell us who is paying, and agree access to both flats first, because we need to test in each on the day. That saves a wasted trip if the upstairs neighbour turns out to be away.

Yes. Once the gas emergency service has made it safe, we trace the leak on the pipework with tracer gas and mark it. The repair and reconnecting the supply are work for a registered gas engineer. If you can smell gas, ring the gas emergency service first.

Yes. A leak in a top flat often shows in the flat beneath, so we usually need both. Tell us whether your boiler and stop tap are in the flat or a shared cupboard, because we must be able to reach them.

Possibly. If the meter keeps moving after the indoor stop tap is closed, water is escaping between meter and house. We trace that pipe from the surface and mark the spot. No find, no fee on home water leaks may apply; full conditions are on our terms page.

After full payment for the visit. It records the leak’s location, the methods used, our readings and the photographs. If a landlord or freeholder is paying rather than you, mention it when booking so that it reaches the right person.
