Saffron Walden is a historic market town. Late Georgian and Victorian buildings line its main street, some with a flat over the shop, and their pipes have been altered many times over. Leak detection in Saffron Walden often begins with water crossing from one floor to another.

Further out, newer homes surround the older streets. Many have plastic supply pipes, heating in solid floors and, downstairs, underfloor loops run off a manifold in a hall cupboard. They fail differently from the old centre, so we ask early on when your house was built.

What a Saffron Walden job can look like

Leak letter and a joint beside the meter

The property

A Victorian semi on an older road out of the centre, with a tiled front path and the meter under a cover by the gate.

The problem

The water company had written about constant use. The owners had checked every tap and cistern, and nothing in the house was wet.

How we found it

The meter crept on with the stop tap shut. Listening peaked at the meter cover, but meters make their own noise, so we used tracer gas, which rose beside the chamber on the outlet side.

The outcome

We marked and photographed the spot. As it sat right beside the meter, the owner sent the report to Affinity Water to ask whose fitting had failed.

Smell of gas on the stairs above a shop

The property

A Georgian building in the town centre, a shop downstairs and a let flat upstairs. The gas pipe to the flat's boiler rises through the shop's back room inside timber boxing.

The problem

The tenant smelt gas on the stairs. The gas emergency service made the pipework safe and isolated it, leaving the flat without heating until the leak was found.

How we found it

A pressure test showed the isolated pipework would not hold. We filled it with a hydrogen and nitrogen mix, and the detector found the mix escaping at one joint in the boxing.

The outcome

We marked the boxing at that joint and photographed it, so the landlord's registered gas engineer could open a single panel to repair the pipe and reconnect the flat.

Who we help in Saffron Walden

Owners holding a letter from Affinity Water

The letter reports constant use, yet nothing indoors is wet. We find which side of the stop tap the loss is on, then trace it so one patch is lifted.

Newer homes with underfloor heating

The boiler gauge keeps falling and no floor looks wet. A loop or the manifold's feed pipe may be at fault, so each circuit is tested alone first.

Shops with flats above

Water from the flat can surface in the shop below. Say who uses each part and who pays; a business may be asked for payment up front.

Who owns which pipe in Saffron Walden

Most homes in Saffron Walden are supplied by Affinity Water; your bill will confirm it. If its readings point to water being used all day and all night, it may write about a likely leak after the meter. Its main and its pipe up to your boundary or meter are its own, and the rest is usually yours. Ask it whether a leak allowance applies.

How we narrow a leak down in Saffron Walden

1

Which system is losing water

Readings at the meter and the boiler gauge, before and after the stop tap is closed, show which system is losing water: cold supply, hot water or heating.

2

Down to one stretch of pipe

Valves, manifold circuits or the stop tap close off one section at a time. When the loss stops, we know which length holds the leak.

3

The exact point, checked twice

Charlie traces that length from the surface and confirms the point by a second method before marking it. Photographs and readings go into the written report.

Our tools, and when we use them

Thermal imaging

With the heating running, screed pipes show as warm strips on the camera and escaping water blooms out from them, so loops can be followed without lifting tiles.

Acoustic listening

Under a path or drive, a leaking supply pipe hisses. A ground microphone hears it from above; older metal pipe carries the sound well, plastic much less.

Tracer gas

Plastic supply pipes are quiet, so we may fill the line with a hydrogen and nitrogen mix. Where it slips out, it works up through the ground to a detector above.

We also cover Thaxted to the south-east, Stansted Mountfitchet and Bishop's Stortford to the south near the M11, and the Cambridgeshire villages of Linton and Sawston just over the county line.

Underground pipe cover varies

Policies differ on underground supply pipes: some cover a leak there, some do not, and trace and access cover varies too. Check the wording, or phone the insurer, before booking, and ask if they want to approve the work. The report gives the location, methods, readings and photographs once the visit is paid.

Common questions in Saffron Walden

Read the meter with every tap and appliance off, wait an hour if you can and read it again. Then close the stop tap and see if the dial still creeps. That tells us whether to start inside or outside.

Yes. No find, no fee on home water leaks does not cover central heating, so for underfloor loops the price is agreed beforehand on a half or full day basis. Loops laid in insulation or under a membrane can limit what the tests show.

Whoever arranges access and pays: you, the flat’s owner or a managing agent. Mention any pipework running between the two parts of the building, and if the payer will not be there, expect to pay before the date is confirmed.

Your price is settled by phone or email first and buys a fixed spell of leak detection, half a day or a full day, however soon the leak turns up. Materials, parking and tolls come at cost; repairs are quoted separately.

Not to find it. Loops are tested one at a time from the manifold and followed on the thermal camera with the heating warm. When a second method backs it up, we mark the single spot where the screed needs opening.
