Heating pipe under a bungalow's lounge floor
The property
A bungalow from the village's first wave of growth, with a gas boiler and the original copper heating pipes running through solid concrete floors.
The problem
It needed topping up every two or three days. The boiler had been checked and passed, and no damp showed anywhere in the house.
How we found it
We asked about sealant, then pressure tested each circuit; only the lounge branch dropped. With the heating on, a warm fan by the hearth showed on the thermal camera, and tracer gas surfaced there.
The outcome
The point by the hearth was marked and photographed. We remade the joint there before leaving, priced apart from the detection.
