Newmarket is the home of British horse racing, a Suffolk town almost wrapped by Cambridgeshire, with training yards and studs round its edges. In the town itself, Victorian terraces and later houses line the streets, often with a bathroom added over the back kitchen at some point.

A leaking shower in a Newmarket terrace usually shows on the ceiling below before anything looks wrong upstairs. Where a home is let, the tenant spots the stain and the owner arranges access and pays, so each visit is planned around the person living there and the person paying.

Typical leaks we find in Newmarket homes

Shower leaking into a terrace kitchen

The property

A Victorian terrace with the bathroom over the back kitchen. The shower mixer is set into the wall, and its pipe to the fixed head is hidden behind the tiles.

The problem

On the kitchen ceiling, a brown stain spread each time the shower ran and faded between uses. Resealing the tray and regrouting had made no difference.

How we found it

Moisture readings peaked below the shower wall. Water poured into the tray and waste left them unchanged, but running the shower into a bucket sent them climbing. Thermal imaging then showed warmth spreading behind the tiles above the mixer.

The outcome

We marked the tiles over the pipe and photographed them with the readings. The repair, quoted separately, needed only those few tiles taken off.

Outside tap pipe leaking inside a cavity wall

The property

A semi-detached house from after the war, let to tenants, with a pipe running from the kitchen through the cavity wall to an outside tap.

The problem

The tenant reported damp spreading along the kitchen wall, and Anglian Water had written about constant use. The landlord lives away.

How we found it

With the outside tap's valve closed the meter fell still, so that short length was leaking. The wettest readings sat low on the wall, and acoustic listening on the brickwork found the loudest point.

The outcome

As the landlord could not attend, payment was taken before the booking was confirmed. We left a photographed mark on the wall, and the report followed.

How we find a bathroom leak

1

When the stain appears

Tell us whether the stain spreads only when someone showers or bathes, or stays wet all day, and what room is underneath. That decides which parts we test first.

2

Readings on the ceiling below

A grid of moisture readings shows where the water lands and how far it has crept. Wherever it is heaviest is where we start testing upstairs.

3

Tray, waste, seals, pipes

Each gets water run through it separately, and we see which one sends the readings up. A second method must back that up before we mark anything.

Who we help in Newmarket

Households with a stain under the bathroom

A ring that grows after showers and fades between them points to the bathroom above. We read the damp from below, then test each fitting on its own.

Landlords and letting agents

Your tenant has reported damp or passed on a letter. Mention at booking that the house is rented, who can let us in and who settles the bill.

Owners with an Anglian Water letter

Anglian Water says the meter never rests. Our first test shows whether the water is going inside the house, into a wall or under the garden.

Methods for bathrooms and walls

Moisture meters

Pressed against plaster, the meter gives a reading without leaving a mark, so we can measure a stain all over and find where it is wettest.

Thermal imaging

Damp plaster usually shows cooler than dry, and hot pipes show warmer, so the camera can follow both. It is clearest just after the shower or a hot tap has run.

Acoustic listening

A pipe under pressure that leaks makes a steady hiss. Held against brick or plaster, or over the ground, our listening equipment homes in on it.

The meter, the letter and your pipe

Anglian Water supplies Newmarket and watches meter readings; a dial that never stops can prompt a letter. Its responsibility usually ends at your boundary or meter, and past it the pipe, including any branch to an outside tap, is normally the owner's. Ask Anglian Water about its own leak policy, including any allowance after a repair.

Worn seals and what your policy says

Read the wording before you claim for a shower leak. Some policies exclude damage caused by worn seals or grout, while others cover a leaking pipe or waste. Should your policy include trace and access, the report we send lists the location, methods, readings and photographs, showing which part failed. The claim decision is your insurer's.

Both sides of the county line

Kentford, Moulton and Exning are on the Suffolk side, with Mildenhall to the north. Over the border in Cambridgeshire, Cheveley, Burwell and Soham are close, and Linton lies further south-west.

Common questions in Newmarket

Not to find the leak. Each part is tested on its own, so any opening up is limited to the part that failed. A failed seal may need no opening at all; a waste joint under the tray may mean lifting the tray.

It means the leak only runs when the shower does, so the culprit is the waste, the tray, a seal or the shower’s own pipework, not the supply. A stain that stays wet all day points to a pipe under pressure instead.

Tell us when you book that it is a let and who is paying. Card details secure the visit. Because you will be elsewhere, we may want payment before confirming, by card or bank transfer; we never take cash or cheques.

For a home, it can be, if the leak meets every condition on our terms page. It does not cover central heating, shared mains, businesses or leaks that come and go. A shower that leaks only while it runs falls outside it.

Yes. Newmarket’s Cambridgeshire neighbours, such as Cheveley, Burwell and Soham, are covered just like Exning or Kentford. When you ring, give us the village and what you have noticed, and say where the meter and stop tap sit, so we can plan the visit.
