Leak detection in Suffolk for older cottages and long supply pipes

In an old Suffolk house, or on a long supply pipe, water rarely shows where it escapes. Our leak detection traces it back from the surface, one fitting or length of pipe at a time, so nothing is opened on a guess.

Many Suffolk homes are older than their plumbing. Timber-framed houses, thatched cottages and brick terraces had bathrooms and heating added later, with pipes under boards or behind lath and plaster. Water can creep along a beam or joist before it shows, so a ceiling stain may appear some way from the drip.

On the heavy clay of mid and north Suffolk, many homes stand down a lane with the meter at the road. A split may surface by a gate, some way from the break, because water follows the looser soil of the old trench. Digging where it shows can miss the leak.

Victorian streets in Ipswich and Lowestoft sometimes share one supply between neighbours, and from Orford up to Southwold many houses stand empty between visits. Our engineer Charlie has worked across the area for over 15 years, and he always starts by asking how old your house is.

Typical Suffolk jobs, from clay lanes to racing yards

Wet ground by the gate, leak further up the drive

The property

A detached Victorian house down a lane on the mid Suffolk clay. Its old supply runs about 80 metres from the roadside meter under a gravel drive.

The problem

A letter warned of constant use, and the ground by the gate had stayed boggy for weeks. The owners dug there twice and found the pipe dry.

How we found it

After questions about length and route, a pressure test showed the outside length leaking. The ground microphone peaked well up the drive, and tracer gas rose through the gravel beside it.

The outcome

Water had followed the old trench down to the gate. One hole at our mark found the split. Old pipe can fail elsewhere too, so we explained that any further leak would be quoted separately.

Sitting room stain under a thatched cottage's toilet

The property

A thatched Stour valley cottage whose first-floor bathroom was added above the sitting room. Pipes run beneath old boards over a lath and plaster ceiling.

The problem

Damp kept spreading across that ceiling, worse after flushing than after a bath. The owners feared the old ceiling would have to come down.

How we found it

Moisture readings showed damp running along a joist. Upstairs, each fitting was used in turn, and readings rose whenever the cistern refilled. Pressure testing the toilet's cold feed confirmed a weeping joint.

The outcome

A single board came up beside the toilet and the ceiling was left to dry. We remade the joint while there, quoted on its own, and the owners filed our report.

Hot water pipe under a racing yard near Newmarket

The property

A racing yard on the edge of Newmarket, its stables round a concrete square. A heater in the feed room sends hot water under the concrete to a horse wash bay.

The problem

The yard's bill had leapt and the meter turned all night with every tap shut. Nothing looked wet, and the horses needed their water kept on.

How we found it

Turning off the cold pipe into the heater stopped the dial, so the leak was on the hot side. With the heater back on, a thermal camera traced a warm streak across the yard, and listening at its end caught the hiss.

The outcome

Only the hot side was isolated, so the stables kept their water. We cut one small square of concrete at the mark and mended the pipe before leaving.

What a hidden leak tends to look like in Suffolk

A brown ring on an old ceiling

A stain that grows each time one bath, basin or toilet is used points to that fitting, even when it is not directly below.

Skirting or boards that never dry

Damp low on a wall or under a board, with no rain to blame, often means a hidden pipe is weeping.

Readings that climb overnight

A meter or smart display moving while everyone sleeps and every tap is off means something on your pipework is losing water.

A warm or damp patch on a floor

One spot on a tiled, stone or concrete floor that feels warmer or stays damp often sits over a leaking heating or hot water pipe.

What we ask, test and hand over

1

Questions about the age of the house

How old is it, when was the bathroom added, and is the meter at the lane? Your answers decide whether we start on the supply, the heating or the bathroom.

2

Narrowing it down without opening up

Closing valves, running fittings one at a time and taking moisture readings shrinks the search from the whole house to one pipe. Nothing is opened at this stage.

3

What you have when we leave

Nothing gets a mark or a photograph until two methods agree on where the water is escaping. You then pay by card or bank transfer, and that payment releases the written report.

Who we help across Suffolk

Owners of old houses with a wandering stain

In timber-framed and thatched houses, damp often shows away from the bathroom. We map it with moisture readings and test each fitting in turn, leaving tiles and plaster alone.

Households down a lane with a letter

Your letter says the meter at the road shows steady use, but the pipe from it may cross a drive, lawn or paddock. We trace it from above and mark one place to dig.

Owners and landlords who live elsewhere

Second-home owners, landlords and families clearing an empty house are rarely there on the day. We can still test, provided someone opens up and the stop tap and valves turn.

Where each method helps, and where it stops

Moisture meters

Readings show how far damp has crept through plaster, boards and old timber. They cannot name the pipe responsible, which is why every fitting is tested too.

Acoustic listening

Escaping water makes a faint hiss that a ground microphone can hear through a drive, yard or floor. It needs quiet, so taps, washing machines and pumps go off.

Pressure testing

Closing off one length and watching its gauge shows whether that stretch leaks at all. It cannot pick out the exact point, so it never ends a search alone.

Which company supplies your Suffolk home

Anglian Water serves much of Suffolk, and Essex and Suffolk Water supplies parts of the east and north. Their boundary does not follow town names neatly, so look at your bill. If either writes about constant use, your meter is recording water all the time. The company's pipe ends where your land or meter begins; after that the pipe is normally yours, and some rows of old cottages still share one.

Ask your insurer first, then book

Before booking under trace and access cover, ring your insurer, as some like to approve the work first. Our report records the location, methods, readings and photographs, giving a claims handler the evidence. It goes out once your payment for the visit clears, and the decision to pay the claim rests with your insurer alone.

Common questions in Suffolk

Not while searching. Our testing happens from the floor, ceiling or wall surface, and nothing is marked until two methods point to one place. Any opening starts at that mark, though only the exposed pipe proves the leak. Mention the listing when you book.

Tell us when booking and warn your neighbour, as their stop tap may need closing too. Shutting each tap in turn shows whether your branch or the shared length leaks. Shared mains fall outside no find, no fee on home water leaks, so the agreed price is charged whatever happens.

Not always, but the rate matters. No find, no fee on home water leaks covers one leak on a water main up to 30 m or the hot and cold supply pipes, at least half a litre a minute, where we also carry out the access and repair. That is 30 litres an hour; below that, the agreed price is charged. Full conditions are on our terms page.

Usually. A pipe leak repair is priced as a job of its own. Any repair price we mention before the visit only stands if the mend happens on that visit. Our guarantee runs 3 months and covers the new pipe and joints, not the old system around them.

It might be, and that is worth knowing before anyone injects walls or replasters. Damp that spreads after a bath or flush, or a meter moving while nothing is used, points to a pipe. We test the nearby pipes and fittings to see if they are feeding it.
