Framlingham is a small market town below its castle, ringed by farmland and villages such as Dennington, Earl Soham and Parham. Many of its older houses have been altered more than once, with new kitchens, bathrooms and floors laid over pipes that were already there.

That matters when water goes missing. A new floor can hide a joint disturbed during the work, or a fixing driven into a pipe below. So before we test anything, we ask what work has been done, and where the pipes ran before it started.

The sort of job we do around Framlingham

Island sink pipe under a new kitchen floor

The property

An older town house extended at the back for a bigger kitchen. Its new island sink is fed by plastic pipe laid in the floor before the stone tiles.

The problem

Grout near the island stayed dark, and the meter kept creeping with every tap shut. The fitter had checked the joints he could reach.

How we found it

Closing the valve where the island pipe leaves the wall stopped the meter, so the buried length was leaking. Listening on the tiles peaked near one corner, and tracer gas rose through the grout there.

The outcome

We marked two tiles and photographed them with the readings. The fitter lifted only those two for the repair; our report went in the owners' file for the building work.

Heating pressure falling after a new oak floor

The property

An older house on the edge of town, renovated throughout. New oak boards were laid over the sitting room's old floor, with radiator pipes beneath.

The problem

Since the new floor went down, the boiler needed refilling every few days. It had passed a service, and nobody had added leak sealer.

How we found it

Testing the circuits one at a time put the loss under the sitting room. Once the radiators were hot, a thermal image showed warmth fanning out from one board, and moisture readings at its joints were highest.

The outcome

We marked the board and photographed it. When it was lifted for the repair, quoted separately, a nail was found through the pipe.

Framlingham homes this suits

Owners after building work

Water showing soon after a new kitchen, bathroom or floor may mean a fitting or fixing has disturbed a pipe. We trace it from above, so only the marked spot comes up.

Homes where the boiler keeps needing water

If you top up every few days, a heating pipe may be losing water out of sight. Tell us about any work on the floors and whether leak sealer has gone in.

Owners with a letter about their meter

The water company has noticed your meter never rests. Our first check tells the buried pipe from the pipes indoors, so the search starts in the right half.

After the meter, the pipe is yours

The company on your bill normally owns the pipes up to the meter or your boundary. From there into the house the supply is yours, including any branch added during building work. If builders moved the stop tap or rerouted the pipe, find out where it runs now, so we test the right length.

Our approach on a Framlingham visit

1

Questions before we come

What building work was done, where the stop tap and meter sit, and how often the boiler needs water. The answers decide which test comes first.

2

Closing things off in turn

Stop taps, branch valves or heating circuits are shut in turn, and after each we read the meter or gauge again. Whatever still loses water gets searched.

3

Pinpointed and recorded

Listening, a thermal camera or tracer gas locates the leak. Before we mark it, a different method has to point to the same place, and the mark is photographed.

Methods for older and renovated homes

Acoustic listening

Escaping water hisses, and the sound carries through stone tiles, boards and concrete. Following the pipe's route with a ground microphone, we stop where it is loudest.

Pressure testing

We shut off one circuit or length of pipe and watch its gauge. After building work, that shows whether the new pipework or the old is losing water.

Thermal imaging

Warm heating water shows through boards, plaster and ceilings as a band of heat. With the circuit running, a leak appears as warmth spreading where it should not.

Leaks that follow building work

If the leak follows building work, your insurer may ask whether the work caused it, and some policies treat that differently. Check the wording before you book, and whether the insurer must approve us first. Our report records the location, methods, readings and photographs. The decision to pay is theirs.

Common questions in Framlingham

Read the meter with every tap shut: if it still moves, a pipe is losing water and we can find which one. Tell your fitter too. Our report gives the leak’s location, readings and photographs, which helps everyone agree who puts it right.

None while we search. We trace the pipe from above and mark the board over the leak. For the repair, usually just the marked board and perhaps its neighbour come up, since the mark shows where opening up should start.

Yes, though it can take longer. Show us the meter and stop tap, and say which pipes building work has moved. Where a supply pipe’s route is unknown, we agree a half day or a whole day by phone or email first.

Out of a pipe, a radiator or a valve, often somewhere out of sight. Let us know how often the boiler needs refilling and whether leak sealer was ever added, because sealant can stop testing working. We test each circuit alone and trace the losing one warm.

Yes, from Dennington to Parham and out to the farms between. If your house stands well away from its meter, say about how far the pipe runs and whether yards or fields lie on its route, so the price fits.
