Heating leak in the floor between two flats
The property
A ground-floor flat in a newer block of flats, under a concrete floor that carries the upstairs flat's heating pipes.
The problem
A damp patch on the hall ceiling kept widening. Upstairs, the boiler was being refilled every few days, yet the neighbour's plumber found every radiator dry.
How we found it
Damp readings below centred under the upstairs landing. Above, each heating run was shut off in turn; one would not hold pressure, and with the heating warm the thermal camera picked out the leak along it.
The outcome
We marked the landing floor at the leak and photographed it. The upstairs owner shared our report with the flat below, so both households could give their insurers the same evidence.
