Aldeburgh homes, lived in or let

Leak detection in Aldeburgh for older seaside houses

In a second home, a cleaner or neighbour often spots the leak first. We test each pipe and fitting in turn, find the faulty one and mark it.

Aldeburgh is a seaside town with a shingle beach, a long main street parallel to the sea and the River Alde curling round behind. Many houses are tall and old, so leak detection in Aldeburgh often means working out which floor a stain came from.

Many homes here are second homes, so we often work for owners who live elsewhere and rely on someone local to let us in. Homes lived in all year have other problems, from a boiler losing pressure to a gas pipe leaking under the boards.

Aldeburgh leaks of a familiar kind

A stain that grew only after a full house

The property

A tall older house near the seafront, used as a second home and lent to family, with a first-floor bathroom above the dining room.

The problem

A brown mark on the dining room ceiling grew after busy weekends and dried out when the house stood empty. Between visits the meter stayed still.

How we found it

Moisture mapping showed the ceiling wettest beneath the toilet. We ran the basin, bath and shower, then flushed repeatedly; only flushing pushed the readings up, and the thermal camera showed cold spreading from the pan.

The outcome

The connector behind the toilet pan leaked with each flush. We fitted a new one before leaving, at the repair price agreed in advance; no floorboards came up.

Faint gas smell in a hallway

The property

A house from between the wars, lived in all year, with the gas pipe to the kitchen running under the hall floorboards.

The problem

A faint smell of gas in the hall led the owners to ring the gas emergency service, who made the supply safe and capped it.

How we found it

Our pressure test confirmed the capped pipe was leaking. Feeding tracer gas into it, we worked along the hall with the detector until it peaked between two boards by the kitchen door.

The outcome

We marked and photographed the two boards for the owners' gas engineer. The repair and turning the gas back on were for that registered engineer.

Who calls us about Aldeburgh properties

Owners of tall houses with stacked bathrooms

A stain on one floor can start two floors up. We map the damp, then test each fitting above in turn, so nothing comes apart on a hunch.

Owners who live elsewhere

If you will be away, name the person opening up when you book. Where the payer cannot attend, payment may be due before the date is confirmed.

Households who have smelt gas

Ring the gas emergency service first. We trace leaks on gas pipework once the gas emergency service has made it safe, and mark the spot for your gas engineer.

Essex and Suffolk Water and your meter

Essex and Suffolk Water supplies Aldeburgh; its letter about constant use means readings show water passing at all hours. Before ringing, shut every tap, switch off appliances that use water, and watch the dial for a few minutes. If it creeps, water is escaping past the meter, on the pipe that is usually yours.

One system at a time

1

Separate the systems

Supply, hot water, heating and wastes are tested separately. A still meter points away from the supply pipes, towards a waste or seal that leaks only in use.

2

Narrow it to one length

Valves and single fittings are closed or run in turn until one change moves the readings. That length of pipe or that fitting is where the search continues.

3

Pin down the point

Our engineer Charlie confirms the place a second way, then marks and photographs it. Water pipe repairs are quoted separately and can usually be done there and then.

Methods that suit Aldeburgh homes

Moisture meters

Across a ceiling, these readings show how far the damp spreads and where it is wettest. They lead us to the right room above, not the fitting itself.

Thermal imaging

With the hot water or heating running, a warm pipe shows through boards or tiles on the camera, and a cold leak as a cooler, spreading patch.

Tracer gas

A hydrogen and nitrogen mix goes into the isolated pipe. Wherever it is split, the gas works up through screed, tiles or soil to a hand-held detector.

Along the coast and inland

Leiston is just up the road and Orford further south, beyond the river. Inland, we reach Saxmundham and Yoxford near the A12, Framlingham and Wickham Market, all part of our leak detection in Suffolk.

Reports for owners who live elsewhere

If you mean to claim, read the policy first; some insurers expect to approve the work in advance. The report lists the location, methods, readings and photographs, so you can forward it without a trip here. It is released on full payment, and the claim decision rests with the insurer.

Common questions in Aldeburgh

Where the meter, stop tap and other valves are, and that each one still turns, because our tests rely on them. We also need every room, the loft and the outside, and somewhere free to park within 100 m of the house.

Because the leak is probably on a waste or seal that only leaks when used, such as a shower tray or toilet. A supply or hot water pipe leaks constantly, so it would keep the meter moving in an empty house.

No find, no fee on home water leaks covers one leak on a water main up to 30 m or the hot and cold supply pipes, at least half a litre a minute, where we also carry out the access and repair. It does not cover central heating, shared mains, businesses or leaks that come and go. Full conditions are on our terms page.

Tell us when you book, because it changes what the signs mean. With the stop tap shut, indoor pipes lose their pressure, so most indoor leaks soon stop while you are away. A meter that keeps turning anyway points to the pipe before the stop tap.

We usually can, at a separate price. A repair figure quoted ahead of time only stands if we carry out that repair on the day of the detection, and repairs are guaranteed for 3 months on the pipework and fittings we install.
