Leak detection in Needham Market for older supply pipes

On an older Needham Market street, the pipe from the meter to your kitchen may be the first one ever laid. We trace it, find the leak and mark it before anyone digs.

Needham Market strings out along one long main street beside the River Gipping, between Stowmarket and Ipswich. Older houses often open straight onto the pavement, meter outside the door. For leak detection in Needham Market, that short pipe to the kitchen is the first length we test.

Old supply pipes, sometimes iron or lead, tend to fail at the joints, while newer homes on the edges have plastic. Out along the valley, some houses also run pipes to a stable, workshop or garden annexe, and a buried branch can leak for months unnoticed.

The kind of job we do in Needham Market

Old supply pipe under a town-centre front room

The property

A period house in the town centre, opening straight onto the pavement, with suspended timber floors and an old supply pipe under the front room to the kitchen.

The problem

Anglian Water's letter spoke of constant use. Indoors, the taps ran strongly, the rooms felt dry and not one wall showed damp.

How we found it

With the kitchen stop tap shut the dial kept turning, so the leak lay between pavement and kitchen. Listening was loudest over the front room, and tracer gas confirmed the joint.

The outcome

Two floorboards came up at our mark, and a new length of pipe replaced the failed joint, at a repair price agreed separately.

Buried heating pipe to a garden annexe

The property

A village house in the Gipping valley with a garden annexe heated from the main boiler, through two insulated pipes under the lawn.

The problem

The boiler kept needing water, yet nothing in the house or annexe looked wet. One strip of lawn on the route dried out faster than the rest.

How we found it

Closing the annexe valves stopped the pressure falling, so the leak was in the buried run. With the heating hot, the camera showed a warm patch on the lawn; tracer gas, fed in after draining, rose there.

The outcome

We marked the spot on the lawn and photographed it. The owner's groundworker opened one short trench there to reach the pipe, instead of digging along the whole run.

Your part, our part, the paperwork

1

Ahead of the visit

Check that your stop tap turns and that we can reach the meter. Tell us about any branch pipes to outbuildings, and whether our van can park within 100 m without paying.

2

Once we are there

Charlie reads the meter with nothing running, then closes valves one after another until the dial stops. We trace that length, prove the point a second way and mark it.

3

Payment and report

Card or bank transfer settles the bill; we take no cash or cheques. The written report follows payment, and any repair comes with a separate quote.

Needham Market people who ring us

Households with a letter about constant use

Water is passing the meter at all hours, the letter says. With your stop tap shut, a still meter means an indoor leak; a turning one means a buried pipe.

Owners with pipes to outbuildings

A water pipe to a stable or a heating pipe to an annexe runs out of sight. Mention every branch when you ring, so we can close each off in turn.

Landlords with a forwarded letter

A tenant has sent on the water company's letter. When booking, say the home is rented out and who pays, and make sure the meter and stop tap are reachable.

What we use on Needham Market pipes

Acoustic listening

Escaping water hisses, and on a pressurised supply the hiss can be followed from pavement or floor. Metal carries it well, which suits older iron and lead pipe.

Tracer gas

When plastic pipe or deep soil deadens the sound, a hydrogen and nitrogen mix goes into the isolated length and escapes at the split, where our detector finds it.

Pressure testing

Shutting off one length, such as a branch to an outbuilding, and pressurising it shows whether it holds, ruling out whole sections before we listen closely.

The meter outside your front door

Anglian Water supplies Needham Market. On the main street, the meter can be set into the pavement just outside the door, and the company's part normally ends there. The pipe from that meter under your hall or front room to the kitchen is usually yours, and in older houses it may be iron or lead.

What your insurer will look for

An insurer weighing a trace and access claim needs proof of the leak's position and of the tests that found it. Our report supplies the location, methods, readings and photographs after the visit is paid. Read your policy first, as certain insurers want to sign off the work before it begins.

Along the Gipping and beyond

The Gipping runs from Stowmarket past Needham Market down to Ipswich, and we cover the whole valley. Further afield, our Suffolk leak detection reaches Debenham, Woolpit, Hadleigh and the newer homes of Kesgrave.

Common questions in Needham Market

It tells us how much buried pipe there is to search. Pace it out and note what it crosses, such as a path or drive. A short run under a step is a different job from a long one across a paddock.

Usually easier, in fact. Metal pipe transmits the noise of a leak clearly, so the ground microphone tends to find it quickly, and a second test confirms it. Testing weak old pipe can reveal further weak points, which would be quoted for separately.

A heating pipe to an annexe is not covered. No find, no fee on home water leaks does not cover central heating, and it does not cover a supply pipe whose route nobody knows. Full conditions are on our terms page.

Yes. Turn every tap and appliance off, write down the figures, use no water for an hour, then look again. A higher figure means water is getting away. If the pavement cover will not lift, leave it and mention it when you ring.

We settle a price with you before booking, by phone or email. It buys up to half a day of searching, or a whole day on bigger jobs, and stays put even when the leak shows itself early. Materials, parking and tolls are extra, at cost.
