Brown ring below an en suite shower room
The property
A detached family house built towards the end of the last century, its en suite shower room directly above the lounge.
The problem
The ring on the lounge ceiling widened a little every time someone showered. Resealing the tray edge, which the owners tried first, changed nothing.
How we found it
Moisture readings mapped the wet patch beneath the tray. The tray, waste and valve were then tested one at a time: readings below climbed only with water going down the waste, and the valve's supply held pressure.
The outcome
The waste joint was marked from below and photographed, tiles untouched. The repair, separately quoted, went through the stained ceiling, which needed making good anyway.
