Harwich homes, lets and guest houses

Leak detection in Harwich

Harwich calls often start with a meter ticking overnight or a brown mark under a bathroom. Our engineer Charlie finds the leak from the surface, checks it a second way and marks it.

Harwich is an old port town on the estuary where the Stour and Orwell meet. Its oldest streets keep a medieval pattern of narrow lanes, lined with houses divided, extended and replumbed over generations. Leak detection in Harwich often means pipework altered many times, under timber floors or inside walls.

On those streets the meter tends to sit in the pavement a stride from the front door, so the length you own is short and runs under the hall. Some houses are let or take paying guests, which means the caller may live elsewhere entirely.

Harwich jobs of this kind

Water through a guest house breakfast room ceiling

The property

A tall Victorian guest house with an en suite shower room to every bedroom upstairs and the breakfast room on the ground floor.

The problem

A brown ring kept widening on the breakfast room ceiling. Two shower trays had been resealed, yet the mark returned whenever the rooms were full.

How we found it

Moisture readings showed which bedroom sat over the wettest part. Running each en suite alone, one shower made the readings rise, and the thermal camera traced water from its mixer valve.

The outcome

The valve was marked on the tiles and photographed. We remade its joint while there, priced separately, and the owner forwarded our report to the business insurer.

Leak letter for a tall house with a loft tank

The property

A three-storey old town house with its meter in the pavement. Inside, a pipe climbs through boxing on every floor to a cold water tank in the loft.

The problem

According to the water company's letter, the meter never rested. Nothing was damp, and a plumber had checked the loft tank and the valve that refills it.

How we found it

With the stop tap closed the dial went still, so the water was escaping indoors. The rising pipe failed a pressure test, listening on its boxing peaked at first floor height, and a moisture reading agreed.

The outcome

We took off one boxing panel at the mark, found a split joint and mended it on a separate quote. The owner sent our readings with a reply to the water company.

Who rings us from Harwich

Owners of let houses and guest houses

A guest or tenant spots the water while you are miles away. Tell us who has keys and who pays; an absent payer may need to pay before we confirm.

Households with a letter about the meter

Every room is dry, yet the water company says water passes constantly. In a tall older house it may be escaping inside a wall or boxing, out of sight.

Flats in tall, divided houses

Water arriving through your ceiling from upstairs means we need the flat above. We map the damp from below, then run each upstairs fitting alone, leaving tiles in place.

Your water company and the pipe you own

Your bill and any leak letter name the company supplying your Harwich home. It reads your meter and may write if readings show water passing nonstop. Its pipes stop at the meter or your boundary. Old town meters sit in the pavement, so your share is often a short run under the step and hall.

Before, during and after a Harwich call-out

1

Keys, parking and the stop tap

Say who will open the door, and where the meter and stop tap are. Old town streets are tight, so suggest somewhere free to park within 100 m.

2

Testing inside the building

We begin by proving which system loses water: mains supply, hot water or heating. That pipe alone is traced from the surface and checked by a second method, then marked and photographed.

3

Settling up and the report

Card or bank transfer settles the visit at the end. Your written report arrives after full payment, and a repair, if you want one, carries its own quote.

Methods that suit older Harwich houses

Moisture meters

Readings across a ceiling, wall or floor show where water has travelled and where it is heaviest, telling us which room or length of floor to test first.

Acoustic listening

Water forced from a pipe hisses. A ground microphone placed on boards or pavement, moved a little at a time, finds the point where that hiss is strongest.

Thermal imaging

The camera reads surface temperature. Hot pipes appear as warm lines and escaping water as a spreading patch, useful where a floor or wall cannot be opened.

Around Harwich and across the estuary

We also cover Walton-on-the-Naze and the Tendring resort of Frinton-on-Sea along the coast, Manningtree further up the Stour, and Felixstowe, Trimley St Mary and Kesgrave across the water in Suffolk.

Insurance for lets and guest houses

A let house or guest house may be covered by a landlord or business policy rather than a home policy. Ask that insurer whether trace and access is included, and whether it must agree the work first. Our report, sent once payment is complete, gives the location, methods, readings and photographs.

Common questions in Harwich

Usually, if the water comes from above. We start with readings in your ceiling, then test the bathroom and pipes overhead one part at a time. Tell us at booking if any pipework runs to or under a neighbour’s home.

No. The promise is for homes only, and a guest house is a business. It does not cover central heating, shared mains, businesses or leaks that come and go. Guest houses pay the price agreed before booking. Full conditions are on our terms page.

Yes, once you have set it up with us. Mention the tenant and who settles the bill. A payer who will be elsewhere on the day may be asked to pay first. Pass on the tenant’s number so the time suits them.

Somewhere free within 100 m of the house is what we need. In the old town that takes planning, so mention permit bays, the closest free space or a yard. Parking we have to pay for is charged at cost.

Visits are usually booked within 24 to 48 hours. Lines are open 8am to 8pm, every day, so ring when you first notice the problem; the price is settled with you by phone or email before we book you in.
