Halesworth and the Blyth valley

Leak detection in Halesworth for terraces and newer homes

Damp creeping up the wall of a let terrace, or an insurer asking where exactly a leak is: in Halesworth, we find the pipe, check the spot a second way and put it in writing.

Up the River Blyth, a few miles inland from the coast, the market town of Halesworth has older streets lined with Victorian and early twentieth-century terraces, many with timber floors and back bathrooms. Some are let, so whoever spots the damp is often not the one paying.

Round the edges of town, newer houses have plastic pipes, and some have heating pipes set in concrete, even under conservatories. A leak there seldom shows until a floor feels warm or the boiler keeps losing pressure, and an insurer may want the exact spot before anything is opened.

Two kinds of Halesworth job

Party wall damp in a let Victorian terrace

The property

A let Victorian terrace with timber floors and a back bathroom. The cold pipe feeding that bathroom runs beneath the boards beside the party wall.

The problem

The tenant reported damp creeping up the party wall. The landlord suspected rising damp, and the neighbour feared the water was theirs.

How we found it

With taps off the meter kept moving until the stop tap went off, so the leak was indoors. On the boards, the ground microphone was loudest near the party wall, and moisture readings low on that wall agreed.

The outcome

The joint was marked, photographed and repaired on the visit, quoted separately. The landlord could show tenant and neighbour where the water had come from.

Warm conservatory tiles and a boiler losing pressure

The property

A semi on the edge of town with a tiled conservatory on a concrete base, its radiator pipes running through that base from the kitchen wall.

The problem

The owners kept topping up the boiler, and a strip of tiles near the doorway felt warm. Before agreeing to anything, the insurer wanted a trace and access report.

How we found it

No sealant had been added. Isolating the conservatory branch stopped the pressure falling. With the heating warm, thermal imaging showed heat fanning from one doorway tile, and tracer gas rose there too.

The outcome

The report, with photographs of the mark, went in with the claim. Opening up began at the mark, so a few tiles came up, not the whole floor.

Who we help in Halesworth

Landlords with tenants in town

Mention that the house is let, and who pays, when booking. A tenant can open up for us; the written report goes to you once the visit is paid.

Homeowners making an insurance claim

Before you book, ask your insurer whether it must approve the work under your trace and access cover. We then mark and photograph the leak, so opening up starts in one place.

Households with a high water reading

A high reading can mean a leak beyond your meter. Closing the stop tap tells you whether it is inside the house or under the front garden.

Bills, tenants and the water company

Two companies supply different parts of east Suffolk, so go by the name printed on your water bill. That company's pipes run to the meter or boundary, and the rest falls to the owner. In a let house the bill payer, often the tenant, gets any letter about high use, so ask tenants to pass it on.

Splitting the problem down

1

Cold, hot or heating?

The meter, stop tap and boiler gauge tell us which system is losing water. A cold supply leak and a heating leak behave differently, so this comes first.

2

Which stretch is wet?

Next we narrow it to one run of pipe: under a back room floor, below the front garden or through a conservatory base. Moisture readings help with this.

3

The exact spot, checked twice

Our engineer Charlie traces that run from the surface until a different test agrees. Then we mark the point and photograph it, ready for whoever opens up.

The tests that suit Halesworth homes

Acoustic listening

A pipe leaking under pressure makes a steady sound. Set on floorboards or a path at intervals, the ground microphone shows where it peaks, then we check either side.

Moisture meters

A grid of moisture readings over a wall or floor shows which way the water travelled and where it pooled. It steers the search; a meter alone never marks a leak.

Tracer gas

A hydrogen and nitrogen mix goes into the isolated pipe. Leaving through the split, it rises through concrete, tiles or soil to our detector on the surface.

If a loss adjuster is coming

Some insurers send a loss adjuster before agreeing to a trace and access claim. Have our report to hand: the location, methods, readings and photographs, plus the marked spot where opening up should begin. It is yours to send once the visit is paid; whether the claim succeeds is up to the insurer.

Common questions in Halesworth

A meter test usually decides it: with every tap off, a moving meter means water is escaping. We then map the damp and listen along the pipes, so you have evidence either way. If the pipes hold, we say so.

We need free parking within 100 m of the house. If that is hard to find on your street, tell us when you book. Where we have to pay to park, the charge is passed on at cost, as materials are.

Where the leak is, the methods used, our readings, and photographs of the marked spot. It reaches you once the whole visit has been paid. It is written so that whoever opens up the floor knows where to start, and why.

No. It does not cover central heating, shared mains, businesses or leaks that come and go. A heating search has a price agreed before you book, covering a half or a full day, and a quick find does not cut it.

It is. On concrete, moisture readings map the damp, thermal imaging follows hot and heating pipes once warm, and tracer gas handles cold pipes. A second method confirms the leak before we mark it, so only a small area needs breaking out.
