Leak detection in Eye for homes and business units

A stain under a bathroom, a water company letter, a warm floor in a unit office: in Eye, each points to a different pipe. Our engineer Charlie finds the one that leaks.

Eye is a small market town near the Norfolk border, a few miles south of Diss. Brick and timber-framed houses stand shoulder to shoulder on its old streets, and bathrooms reached many of them long after they were built, often squeezed in above a kitchen or a sitting room.

Under such a bathroom, one ceiling may hide a waste pipe, a supply pipe and a radiator pipe together, so a stain alone cannot say which is leaking. Out on the business estate built on the old airfield, the work is different: offices, staff kitchens and concrete floors.

Typical leaks we are asked to find in Eye

Kitchen ceiling stain that was not the bath

The property

An older brick house near the centre, its bathroom added at the back above the kitchen. The hot pipe to the bath runs under the bathroom floorboards.

The problem

A brown mark on the kitchen ceiling kept growing. Two reseals of the bath had not helped, and it stayed damp even when nobody had bathed for days.

How we found it

The wettest plaster lay away from the bath, and shutting off the hot water halted the meter. With hot water running, the thermal camera picked out a warm spot under one board.

The outcome

A single floorboard was lifted at the mark, the joint mended on the visit at a separate price, and the bath seal left alone.

Warm corner in a small business unit's office

The property

A small industrial unit with an office and staff kitchen at the front. A water heater feeds the kitchen through pipe buried in the concrete floor.

The problem

Staff felt one office corner warm underfoot and smelled damp under the carpet tiles. The manager also saw the meter moving one weekend with the unit shut.

How we found it

Closing the heater's inlet valve halted the meter, so the hot pipe was to blame. The thermal camera showed a warm strip from the kitchen; tracer gas surfaced at its far end.

The outcome

We left a mark and photographs, and the report followed payment. The business passed it to its landlord, whose builder broke out one small square.

Owners of older houses with later bathrooms

A stain beneath a bathroom is not always the bath. We check each fitting, then the heating, so no tile comes off before the culprit is known.

Businesses on the airfield estate

Offices and staff kitchens in units often have pipes buried in concrete. A meter moving overnight with the unit shut is the clearest clue, and it is where we start.

Households with a letter from the water company

Essex and Suffolk Water may write if the meter shows water passing at all hours. A dial still turning with your stop tap shut puts the leak outside.

Essex and Suffolk Water letters in Eye

Essex and Suffolk Water supplies Eye. Its letter about constant use means your meter kept counting when it should have rested. The company answers for everything up to the meter or boundary; beyond, the pipe is usually yours, and in the old centre it may be just a few metres.

What to expect when we come to Eye

1

Getting ready for us

Clear a path to the stop tap, meter and boiler, and tell us where to park free within 100 m. At a unit, say who holds the keys.

2

The visit itself

Readings come first, showing which pipe is losing water. Then we trace that pipe from the surface, confirm the spot with a different test, and mark and photograph it.

3

Paying, the report and any repair

Before we drive away, the visit is paid by card or bank transfer, not cash or cheque. Your written report comes after that, and any repair is priced separately.

The three methods we lean on in Eye

Thermal imaging

Hot water and heating pipes warm the plaster, boards or concrete above them. A leak shows as warmth fanning out from the pipe's line, which narrows the search fast.

Pressure testing

One section of pipe is shut off and held under pressure on a gauge. If the needle sinks, that section leaks. It names the pipe, not the point.

Tracer gas

Concrete and plastic pipe muffle sound, so we fill the pipe with a hydrogen and nitrogen mix instead. It slips out at the leak and climbs to our detector.

Rented units and the building's insurer

If you rent a unit, the building may sit on your landlord's policy, so ask them before booking whose cover applies to finding the leak. At home, your own policy may carry trace and access cover; check the wording. Our report gives the location, methods, readings and photographs, and follows payment for the visit.

Common questions in Eye

Not always. In older houses, heating and supply pipes often cross beneath the bathroom too. We map the damp, run each fitting in turn and watch the boiler pressure, so you know which pipe it is before any tiles come off.

Our price is agreed by phone or email first. Firms can be asked to pay ahead of the visit, and cancelling takes a working day’s notice or more. No find, no fee on home water leaks does not apply to businesses.

Turn every tap off, shut the stop tap, then watch the dial for five minutes. If it creeps on, the escape is somewhere between the meter and your house. Tell us what you saw when you ring; it decides where we begin.

Usually. The repair has its own price, separate from the detection, and that price holds if you have it done during our visit. Repairs are guaranteed for 3 months, covering the pipework and fittings we install. Weak old pipe may show further leaks under test, priced separately.

The tests are the same; the order changes. Plastic pipe is quiet, so tracer gas usually comes earlier in a newer home, and heating pipes laid under tiles or in concrete are where thermal imaging does most of the work.
