Diss homes, shops and flats

Leak detection in Diss for homes, shops and flats

Leak detection in Diss often begins with a letter read after work, or a brown mark in a shop ceiling. We trace the escaping water from the surface and mark the spot.

Diss is a market town on the Norfolk bank of the Waveney, with a station on the Norwich to London line. Where everyone in a household is out at work, a leak can run for days before anyone reads the meter or opens the post.

Around the town centre, older shops have flats and offices above them, so water escaping upstairs can surface in a business below. Newer homes on the edges bring solid floors, plastic pipe and heating under tiles. Each calls for a different first test, so we start with questions.

Two kinds of Diss job we know well

Shop water bill jumps, with nothing wet in sight

The property

A town centre shop with a let flat above. One old pipe from the pavement meter feeds both, running under the shop's solid floor.

The problem

The shop's water bill had jumped, though nothing downstairs or in the flat looked wet, and the tenant upstairs had noticed nothing odd.

How we found it

With both stop taps closed, the meter kept going, so the leak had to be on the length they share. Swept across the shop floor, the ground microphone was loudest just inside the front wall, and tracer gas surfaced there too.

The outcome

The spot was marked and photographed. Booking for a shop, the landlord paid in advance and received the report; the repair, through one small patch of floor, was quoted separately.

Damp creeping up a kitchen wall while the owners work

The property

A semi on the edge of Diss whose owners both commute, with the sink and washing machine fed by copper pipes set into the plaster of a kitchen wall.

The problem

A damp tide mark kept creeping up the plaster behind the units, and then a letter from Anglian Water arrived about constant use.

How we found it

Moisture readings mapped the damp along the wall. The cold branch to the sink failed a pressure test, and with cold water running, a cool trail inside the wall appeared on the thermal camera.

The outcome

We marked the wall and photographed it. The owners sent our report with their insurance claim, and had the quoted repair done before we left.

Before, during and after a Diss visit

1

Before we come

Before anything is booked, we give you a price over the phone or in an email. Our engineer Charlie asks who will open up, where the meter and stop tap sit, and where to park.

2

While we are with you

Tests show which pipe is losing water, then the leak is followed from the surface. A second method checks it before the spot is marked and photographed.

3

When we have finished

Payment is taken as we finish, by card or bank transfer. The written report arrives once you have paid in full; repairs get a quote of their own.

Diss callers we hear from most

Commuters who find the letter at night

The meter test works after dark too. Jot down the figures, run nothing for an hour, then compare. Any change means water is escaping, and we find where.

Shopkeepers with a flat overhead

A stain in a shop ceiling often comes from the flat upstairs, whose tenant may be out. Say who has keys and who settles the bill, and the flat's bathroom gets tested first.

Families in newer homes at the town's edge

Heating pipes here often lie under tiled floors. If the boiler keeps needing water yet nothing looks wet, a warm strip underfoot gives our thermal camera a line to follow.

Three tests we use most in Diss

Acoustic listening

Pressurised water leaving a split pipe hisses. We move a ground microphone along the line over paving or soil, and it tells us where that noise is strongest.

Tracer gas

Plastic pipe can muffle that hiss. Filled with a hydrogen and nitrogen mix, the pipe gives itself away, as the gas seeps out at the leak and rises to our detector.

Moisture meters

Over a shop or in a flat, these read how far damp has crept across a ceiling and where it peaks, which decides the fitting we test first.

Your meter and Anglian Water in Diss

Anglian Water supplies Diss. Its letters usually mean your meter shows water passing with nothing in use. Your meter may be in the pavement or just inside the boundary, and the company's responsibility generally stops there. From there to your kitchen, the pipe is normally the householder's to look after and mend.

Using our report with your insurer

Ring your insurer before booking if your home or shop policy has trace and access cover; some like to agree the work beforehand. The report lists the location, methods, readings and photographs. It goes to you once the bill is paid in full, and the claim itself is your insurer's decision.

Villages and towns near Diss

Roydon and Scole are close neighbours of Diss, with Palgrave and Redgrave just over the river in Suffolk. We also cover Eye, Harleston, Attleborough, Wymondham and Debenham for leak detection in Norfolk and Suffolk.

Common questions in Diss

Not necessarily. Someone does need to let us in and give access to the rooms, loft, meter and stop tap. If that will be another person, tell us their name when booking, and say who is paying for the visit.

Normally whoever looks after the building, often the landlord. Mention that the flat is let. If a business is booking, or the bill payer cannot be at the shop, we can ask them to pay up front. Cash and cheques are not accepted.

Yes, Anglian Water supplies Diss and its name appears on your bill. If it has written about a possible leak, have the letter by the phone when you ring, along with any meter readings and the times you took them.

No. Businesses fall outside the promise, so a shop visit is charged at the price agreed first. In a home, no find, no fee on home water leaks can apply to a supply pipe leak, and full conditions are on our terms page.

Keep a note of each top-up and the gauge reading, and feel for a warm strip on the floor with the heating running. Mention any leak sealer. We then test the heating alone and trace it with the thermal camera.
