Suffolk coast leak detection

Leak detection in Lowestoft for supply pipes and underfloor heating

In Lowestoft the first question is whether a leak is outside, under a garden or drive, or inside, under a floor. A stop tap test usually answers it, and the search follows.

Lake Lothing splits Lowestoft, Suffolk's second largest town and the most easterly in Britain, into north and south. South Lowestoft grew as a Victorian resort, and some of its grand terraces still face the sea. Interwar and post-war streets followed, and newer estates spread round the edges.

Where a leak hides depends partly on age. Older homes may keep a metal supply under the front garden; recent builds tend to have plastic pipes and heated floors. Water leak detection in Lowestoft starts with two questions: how old is the house, and does the meter stop at the stop tap?

Underfloor heating added to an older house

The property

An interwar semi with a newer kitchen extension. Radiators heat the old rooms; the extension has underfloor heating in its screed, fed from a cupboard manifold.

The problem

The boiler pressure kept sinking, needing a top-up every few days. No radiator dripped, and the tiled extension floor looked and felt normal.

How we found it

With the manifold shut the gauge held, so the radiators were sound. Opened loop by loop, only one let it fall; warmed, it showed a hot spot on thermal imaging, and tracer gas agreed.

The outcome

The marked tile was photographed with the readings. The owners accepted our separate repair quote, and only the tiles over the leak came up.

Sports pavilion fed across a playing field

The property

A sports club on the edge of town, whose pavilion is fed by a long pipe from a roadside meter across the playing field.

The problem

The club's bill had jumped, though use had not changed. Volunteers checked every shower and toilet, and the field showed no wet ground.

How we found it

The meter carried on after the pavilion stop tap was shut, so the field pipe was leaking. The ground microphone, walked along its route, peaked near the pavilion corner; tracer gas confirmed it.

The outcome

The club dug one hole at our photographed mark, not a trench. The repair was quoted separately, and the report went to the committee.

Homes with heated floors downstairs

The boiler gauge sinks but the tiles look spotless. We test each loop at the manifold, where the floor pipes meet in a cupboard, so the floor stays down.

Front gardens and drives over the pipe

A meter that never rests, or a damp line across the lawn, can mean the pipe outside is leaking. We find the spot from above, so digging happens once.

If you run a building you do not live in, from a let house to a club pavilion, say who holds the keys on the day and who is paying.

Meters in the pavement on older streets

On older Lowestoft streets the meter is often in the pavement outside, under a small lid. The company named on your bill reads it, and normally owns the pipe only as far as the boundary or that meter. From there across your garden to the house, the pipe is usually yours. Some terraces share one supply, so mention it if you are unsure.

Matching the test to the age of the house

1

When was the house built?

Tell us the rough age of your home, whether the ground floor is solid or boarded, and whether there is underfloor heating. That decides which system we test first.

2

Splitting garden, house and heating

Closing the stop tap divides garden pipe from house pipe, pressure tests divide heating from water, and underfloor loops are checked one by one at the manifold.

3

Narrowed, confirmed, photographed

Our engineer Charlie narrows the leak with thermal imaging, the ground microphone or tracer gas, has a second method agree, then marks and photographs the spot.

Three tests, three kinds of Lowestoft home

Thermal imaging

For underfloor heating the loop is warmed first. The camera then shows the pipe pattern through tiles or vinyl, and a leak as heat where none belongs.

Acoustic listening

Old metal pipe under a front garden rings with the noise of escaping water. We follow its line from the pavement with a ground microphone until the noise peaks.

Tracer gas

Plastic pipe and concrete floors deaden sound, so a hydrogen and nitrogen mix goes in instead. It rises from the leak to our detector at the surface.

Lowestoft's neighbours, north and south

Corton lies to the north and Kessingland to the south, while Carlton Colville joins the town on its western side. Over the Norfolk border, Gorleston-on-Sea and Great Yarmouth are close, and inland we reach Beccles.

Booking with a claim in mind

If you plan a claim for trace and access in Lowestoft, read the policy first and check if the insurer wants to sign off the work before we arrive. The report, with the location, methods, readings and photographs, is sent after payment in full; the claim decision is entirely your insurer's.

Common questions in Lowestoft

Each loop is tested on its own at the manifold. With the losing loop warmed, thermal imaging shows the patch, and tracer gas must agree before we mark it. Pipe inside insulation or under a membrane limits any survey, so describe how your floor was laid when you ring.

Finding a leak on the buried pipe outside, usually between the pavement meter and the house. The stop tap splits inside from outside, a ground microphone follows the line, and tracer gas confirms, so digging happens at one marked spot.

Possibly not. Testing or mending weak old pipe can bring out leaks at other weak points; we would quote for those separately. Only the new section and fittings we put in carry our 3 month guarantee, not the remaining old run.

We can. Tell us where the meter is, where the pipes are thought to run and which valves split the site. The price is agreed beforehand, and if whoever pays cannot attend, payment may be requested before we confirm the visit.

Yes, and Carlton Colville and the villages between. Visits are usually booked within 24 to 48 hours, and lines are open 8am to 8pm, every day. Ring with your address and a line about what you have noticed at the property.
