Burwell and the fen edge

Leak detection in Burwell for houses with outbuildings

One Burwell supply pipe can feed a garage, an annexe or a paddock trough as well as the house. When Anglian Water reports a leak, we find which branch it is on.

Strung out along one long main street, Burwell is a large village on the edge of the fens, north-west of Newmarket. Some homes sit on big plots, where garages, workshops, annexes and troughs have been plumbed in from the house supply over the years, often by different hands.

That matters when the meter will not stop, because a split on a buried branch looks the same on the meter as one under the house. Leak detection in Burwell often starts with a sketch of where each branch goes and which ones have a valve.

Meter racing at a house with a paddock

The property

A detached house on the edge of Burwell. Its supply runs from a verge meter and branches under the garden to a paddock trough.

The problem

Anglian Water wrote about water passing day and night. Closing the stop tap in the house made no difference to the meter, and no ground looked wet.

How we found it

We found a valve on the trough branch in long grass; closing it stopped the meter. The ground microphone peaked near the trough, and tracer gas confirmed it.

The outcome

We quoted and repaired the split on the spot. The owners now shut that valve when the paddock is empty, and sent our report to the water company.

Damp garage ceiling under an en suite

The property

A detached house built late in the last century, with an en suite over the integral garage and the shower tray just above the garage ceiling.

The problem

A damp patch on the garage ceiling grew after every shower and dried out in between. A tiler had resealed the tray twice, and still the patch kept returning.

How we found it

Moisture readings put the wettest plasterboard under the tray. The shower's supply pipes held under a pressure test, but warm water poured down the waste showed up on the thermal camera, spreading from the trap.

The outcome

The trap under the tray had worked loose. After quoting, we remade it through the garage ceiling at the mark, so the tiles and tray were never touched.

When the pipe runs a long way

1

Questions about length and route

Our engineer Charlie asks where the meter sits, roughly how many metres of pipe lie beyond it, what else the pipe feeds and whether branches have valves.

2

Walking the line

With the water on, we move a ground microphone along the likely route. Escaping water makes a hiss that gets louder near the leak and peaks above it.

3

Tracer gas to settle it

On plastic pipe, or where the sound is faint, we add a hydrogen and nitrogen mix. It escapes at the split and the detector confirms the spot above.

Burwell households we help

Owners with water running to outbuildings

A pipe to a workshop or field trough can split underground and never show. We shut each branch in turn and follow the one still losing water.

Households with an Anglian Water leak letter

The company says water is passing constantly, yet nothing indoors drips. First we ask how many metres separate the meter and your stop tap, which shapes the testing.

Homes with a stain below the en suite

A stain spreading across a lounge or garage ceiling after showers points upstairs. We test tray, waste and pipes separately, so tiles stay up until the source is known.

Three methods we lean on in Burwell

Acoustic listening

A leaking pipe under pressure hisses. A ground microphone hears it through grass, gravel or paving, which suits long garden and paddock runs where nothing shows on top.

Tracer gas

When the pipe is plastic or the leak too quiet to hear, gas does the work. It escapes at the split, and a detector reads where it surfaces.

Moisture meters

Pressed to a ceiling or floor, a moisture meter shows where water has collected and how far it has spread. Under an en suite, that picks the corner to test.

Anglian Water, your meter and every branch

Anglian Water supplies Burwell, and its meter counts every litre, whether it reaches the kitchen tap or a trough across the paddock. The company is responsible up to the boundary or its meter. Beyond that, branches included, the pipe is normally yours, so a split on a field line is still yours to fix.

Insurance, detection and the repair

Finding a leak and mending it are separate jobs, and we price them separately: the detection before you book, the repair once the leak is found. Some policies include trace and access; ask yours whether a branch to an outbuilding counts. Our report follows payment and covers the location, methods, readings and photographs.

Reach, the Swaffhams and beyond

Reach, Swaffham Prior and Swaffham Bulbeck share Burwell's stretch of fen edge. Our leak detection in Cambridgeshire also covers Soham, Fordham and Waterbeach, with Exning and Newmarket just over the Suffolk border.

Common questions in Burwell

Quite possibly. A meter cannot tell a branch from the main run of pipe, so a split on an outbuilding pipe shows up the same way. Closing the branches one by one, with an eye on the meter, tells us which to follow.

No. We search from the surface, listening along the pipe’s line across the grass and confirming with tracer gas. A single spot gets marked and photographed. Any trench begins at that mark, because a leak cannot be called proven until the pipe is in view.

Stop resealing and test instead. Fresh silicone can hide a leak for a while, but it will not cure a loose waste or a weeping pipe. We test the tray, waste and supply separately and repair whichever one wets the ceiling.

Usually, yes. The repair is quoted separately, and a price given beforehand stands only for a repair carried out on that same visit. Our repairs are guaranteed for 3 months; that covers what we fit, not the rest of the plumbing.

Yes, to give access to the house, meter, stop tap and the outbuildings. The visit is priced as a half or a full day’s searching, agreed with you beforehand, and you settle up before we leave, by card or bank transfer.
