Thaxted and the lanes around it

Leak detection in Thaxted for older homes and farms

In Thaxted, wet ground low in a garden or paddock, or a stain on an old wall, often sits some way from the leak. We find the real source from the surface and mark one spot to open.

Thaxted climbs from the Chelmer valley to its church on the hilltop. Old buildings fill the centre, from the timber-framed guildhall to thatched almshouses, and many homes gained plumbing and heating long after they were built. Leak detection in Thaxted often means a modern pipe in an old structure.

Beyond the town lie farmhouses, barns and cottages along the lanes. Their water can come a long way from a meter at the road, past yards, troughs and outbuildings, by a route nobody drew, so a leak on it can go unnoticed until the bill arrives.

Jobs like these come up around Thaxted

Farm supply leaking at a forgotten trough pipe

The property

A farmhouse outside the town, its meter at the lane and its supply crossing a yard and a sloping paddock by an unknown route.

The problem

The bill had crept up, the meter turned with every tap shut, and a wet hollow had formed at the foot of the paddock.

How we found it

The stop tap test put the loss outside. Walking the line, the ground microphone led us well uphill of the hollow, to an old trough branch where tracer gas surfaced.

The outcome

The perished joint was marked and photographed. The owner had the unused branch cut off and capped, quoted separately, and the report records the route.

Lime plaster staining from a heating pipe

The property

A house in the old centre, timber-framed with lime plaster walls, its radiators added much later and some fed through an internal wall.

The problem

The boiler was being refilled twice a week, and a damp mark had appeared low on the hall wall. The boiler itself had passed a service.

How we found it

Shutting off every radiator did not stop the loss, so the leak was in the pipes. On camera the heated run showed as a warm stripe in the hall wall, and moisture readings peaked there.

The outcome

Charlie marked and photographed the point. A small opening exposed a corroded elbow, repaired after a separate quote, before the owner's builder made good the plaster.

People who call us about Thaxted

Farmhouses fed from a meter at the lane

Your meter may sit a field from the kitchen. We follow the pipe's route by listening at the surface, then confirm the spot with tracer gas.

Owners topping up an old house's boiler

Heating fitted into an old house threads through walls and later floors. Mention your top-up routine and any sealer added, because sealer can spoil tests.

Owners whose bathroom was added later

Where a bathroom was fitted into an older layout, a stain can show on a beam below. Moisture readings first show how far the water has spread.

Water supply to Thaxted homes

Whichever company supplies your home, its responsibility normally ends at your meter or boundary, and the pipe after that is usually yours. Around Thaxted that private length can be long, crossing yards and paddocks, and it may also feed troughs, stables or an annexe, all counted by the same meter.

Tracing a buried pipe on a slope

1

Where the meter sits, and the route

On the phone we ask where your meter is, how many metres of pipe run to the house, and what lies over it: yard, drive, paddock or outbuildings.

2

Following the pipe on foot

Closing the stop tap tells us if the loss is outside. We then walk the likely line from the meter with a ground microphone, since wet ground may lie well below the leak.

3

Tracer gas to settle the spot

If the sound fades or the pipe is plastic, a hydrogen and nitrogen mix goes into the line. A detector finds it seeping out, and that point is marked.

How we search in and around Thaxted

Acoustic listening

A buried pipe losing water makes a sound in the soil. Carried along the route, the ground microphone shows where it peaks, usually over the leak.

Tracer gas

Plastic pipe and deep runs can be too quiet to hear. A hydrogen and nitrogen mix rises through soil, gravel or paving at the leak.

Pressure testing

We shut a section off and pump it up. If the gauge drops, the leak is in that section, which rules heating or supply lengths in or out.

Claims on old floors and walls

Opening up an old house can be the costly part of a claim, so starting in the right place matters. Our mark shows where to begin, though a leak is only proven once exposed. Check your policy covers trace and access first. The report holds the location, methods, readings and photographs.

Common questions in Thaxted

Usually yours, from the meter onwards. No find, no fee on home water leaks covers one leak on a water main up to 30 m or the hot and cold supply pipes, at least half a litre a minute, where we also carry out the access and repair. A longer run, or one with an unknown route, sits outside it. Full conditions are on our terms page.

Not always. Much of Thaxted is on sloping ground, and water from a buried pipe tends to run downhill before it shows. So we listen along the whole route, uphill of the wet ground as well as on it, before marking anything.

Before the visit, ideally. Sealer can stop our testing working properly, so we need to know what went in and roughly when. We also ask how many times a week you top up, as that shows how fast water is going.

No. On a timber-framed house, as anywhere, every test works from the surface: moisture readings, listening, the thermal camera and tracer gas. Once a second method confirms the point, we mark and photograph it, so opening up happens in one agreed place.

Check the name on your water bill or any letter about your meter. We do not assume one supplier for all of Thaxted, as it can depend on the address. Keep our report with that company’s letter once the leak is mended.
