Night-time flow from a pipe under a patio
The property
A newer detached house in the village. A branch pipe from the kitchen feeds a tap at the far end of the garden, and now runs beneath a stone patio.
The problem
The owners, both commuters, saw their digital meter recording water use through the night. Nothing dripped indoors and the patio looked dry, though one slab rocked.
How we found it
Closing the valve under the sink that feeds the garden tap stopped the meter. A pressure test proved the branch leaking, the ground microphone was loudest under the rocking slab, and tracer gas confirmed it.
The outcome
The point was marked and photographed while a neighbour held the key. Two slabs came up for the branch to be mended, on its own quote.
