Essex leak detection near Wickford

Leak detection in Runwell for new and older homes

Some Runwell homes are only a few years old; others sit at the end of long pipes from the lane. Our engineer Charlie asks which you have before choosing a test.

Along Wickford's northern edge, Runwell is part village and part new suburb. The former hospital grounds have become an estate of new houses, so homes with plastic pipe and modern boilers now stand near older houses, cottages and the quiet lanes running out towards Rettendon.

Before any test, leak detection in Runwell means knowing the age of the house and the length of its supply. Newer homes can leak at push-fit joints, plastic fittings that simply push together, hidden in floors laid by the builder. Older houses on the lanes may draw water along a pipe crossing fields or a neighbour's land.

Two typical Runwell leaks, one new and one old

Push-fit joint under a new kitchen floor

The property

A newly built house with a cold pipe laid in the concrete under the tiles, running from the utility to a sink in the kitchen island.

The problem

The water company's letter said readings showed constant use. The grout round the island looked darker than elsewhere, and the owners doubted a house so new could leak.

How we found it

With the stop tap shut the meter fell still. The island branch then failed a pressure test, and tracer gas surfaced through the grout by its plinth.

The outcome

Lifting two tiles at the mark exposed a push-fit joint that had never fully seated. The repair was priced separately, and the owners then answered the water company's letter.

Long supply across a neighbour's paddock

The property

An older house on a lane towards Rettendon. Its meter is at the verge, and the supply crosses a neighbour's paddock before reaching the garden.

The problem

Pressure at the kitchen tap had faded and the meter raced with everything off. Nobody knew the line across the paddock, and the neighbour wanted no trench.

How we found it

With the neighbour's blessing we walked the likely line with the ground microphone to a peak by the paddock gate, where tracer gas then surfaced too.

The outcome

As the route was unknown, a full day had been priced before booking. We left the point marked and photographed, with the repair quoted on its own.

How a Runwell visit narrows things down

1

Describe the house and the pipe

Tell us how old the house is, where its meter sits and whether the supply crosses land that is not yours. That decides which equipment we bring.

2

Split inside from outside

We read the meter with the stop tap open, then closed. If it stops, the leak is indoors and each branch is tested; if not, the outside supply is leaking.

3

Confirm it, then mark the spot

Nothing is marked until a second method agrees. The spot is then photographed, the repair priced separately, and you decide whether we carry it out during the visit.

Runwell homes we are asked about

Owners in the newest homes

A meter alert in a nearly new house feels unfair, yet the pipe under your floors and drive is usually yours, and quiet plastic pipe calls for tracer gas.

Houses on the lanes towards Rettendon

Homes set back from the road may draw water a long way from a verge meter. Say roughly how far, and whether it crosses anyone else's land.

Owners with a letter and no wet patch

Essex and Suffolk Water may write when readings never drop to zero. Shutting the stop tap tells us at once whether water is escaping indoors or under the garden.

What we use on Runwell's pipes

Tracer gas

New plastic pipe carries little sound. Emptied and filled with a hydrogen and nitrogen mix, it gives itself away where the gas seeps up through grout, paving or soil.

Pressure testing

Closing off one branch at a time and watching the gauge shows which length of a new home's pipework is losing water, before the search for the point begins.

Acoustic listening

On older metal pipe and long runs across fields, a ground microphone moved along the line picks up the steady hiss of water escaping under pressure.

New homes and the pipe beyond the boundary

Runwell is in Essex and Suffolk Water's area. The company is responsible for its main and its own pipe, which ends at the meter or your property line. Beyond it, the supply belongs to the owner, however new the house. On newer homes that can mean the whole run under drive and garden.

Insurers with their own firms

Some insurers like to pick who investigates a leak, so speak to yours before booking us. If the choice is yours, the written report records the location, methods, readings and photographs. It arrives after the invoice is paid, for you to forward, and only the insurer can say whether the claim succeeds.

Common questions in Runwell

Their pipes are usually plastic, which carries far less sound than copper or iron, so a leak that would be loud on old metal can be almost silent. Tracer gas needs no sound: it escapes at the fault and our sensor finds it above.

Not if they let us walk the line. Mention it when booking, as our terms ask you to flag pipework that runs to or under a neighbouring property. A word with them beforehand keeps the day running smoothly on both sides.

Only within limits. No find, no fee on home water leaks applies to a water main up to 30 m. Longer runs, shared mains and routes nobody knows fall outside it, so you pay the agreed price whatever the result. Full conditions are on our terms page.

Often. Older houses may still have copper or iron pipe, which carries sound well, so listening does more of the work. Heating leaks in their floors are charged at the agreed price, because the home water leak promise does not cover central heating.

Usually, yes. We quote for the repair separately, and you choose whether we do it during the visit. Our repairs are guaranteed for 3 months, covering only the pipe and fittings we fit ourselves. If testing exposes another weak joint, that is priced on its own.
