Underfloor heating loop leaking in a kitchen extension
The property
A 1980s detached house with a large kitchen and dining extension. Underfloor heating runs beneath its tiles from a manifold in the utility; radiators heat the rest.
The problem
Every few days the boiler pressure dropped and had to be refilled. Nothing was damp, and a heating engineer had passed the boiler.
How we found it
Each loop was shut at the manifold and pressurised in turn, and one would not hold. With the floor warm, the camera showed warmth spreading near the bifold doors; tracer gas agreed.
The outcome
We marked and photographed the point on the tiles. A small section came up for the repair, priced on its own, and the other loops were never touched.
