Underfloor heating loop under a garden room floor
The property
A 1990s detached house with a later garden room, heated by pipes under an oak floor and fed from the boiler through a small manifold.
The problem
The heating needed refilling twice a week, though nothing looked wet. Then the oak boards by the garden doors began to lift.
How we found it
One loop at a time was shut at the manifold, and the pressure held only with one closed. Once the floor was warm, a thermal camera traced that loop to a patch by the doors, and tracer gas agreed.
The outcome
The boards over that patch were marked and photographed, and only those came up. The loop underneath was then mended, priced as a separate repair.
