Shenfield and Brentwood homes

Leak detection in Shenfield for larger homes

Bigger houses hold more pipe, more bathrooms and longer drives. Leak detection in Shenfield starts by narrowing the loss to one part of the house, then finding the point.

Shenfield is a commuter suburb on the edge of Brentwood, with trains into London and plenty of large detached houses. Many have been extended more than once, gaining en suites, moved kitchens and loft rooms. Each project added pipework, often by a different firm, and few owners know where it all runs.

So the start of a visit matters most. Before tracing anything, we split the house into parts: the supply from the road, the cold pipes, the hot water and the heating. Only the part losing water gets searched, so the time goes on the right pipes.

What a typical Shenfield job looks like

Hot water leak under an en suite floor

The property

A large detached house, extended at the side and into the loft, with five bathrooms and an upstairs cylinder. The first floor is timber, tiled over boards.

The problem

The meter crept round overnight with nothing in use. Nothing looked wet, though the dining room ceiling under one en suite felt faintly warm.

How we found it

Shutting the cylinder's cold feed halted the dial, so the hot side was leaking. With hot taps running, the camera showed warmth spreading under that en suite, and tracer gas agreed.

The outcome

Our mark meant lifting just two floorboards, and we fixed the pipe there and then, at a separate price agreed beforehand.

Supply pipe under a garage built across its route

The property

A 1930s house with a long gravel drive and a double garage added later. The plastic supply pipe runs from the boundary meter beneath the garage floor.

The problem

The family had a warning from Essex and Suffolk Water about constant use. Nothing was wet indoors, and the only route to the house ran under the garage slab.

How we found it

The dial still turned with the indoor stop tap closed. Concrete muffled the ground microphone, so we used tracer gas, which surfaced at a crack by the garage's back wall.

The outcome

Moisture readings at that wall agreed. The repair, quoted on its own, needed one marked patch of floor opening, and the family sent our report to the water company.

Splitting a big house into parts

1

Start at the meter

With everything off, a moving dial confirms a loss. We then close the stop tap, which tells us whether it sits under the drive or somewhere indoors.

2

Isolate hot, cold and heating

Valves on the cylinder, each bathroom and the heating are shut in turn. When the dial halts, we know which group of pipes to trace.

3

Find and confirm the point

Hot pipes suit the thermal camera, the drive suits the ground microphone, and a second method must back up the first before our engineer Charlie marks the spot.

Shenfield households we often help

Houses with three or more bathrooms

With en suites stacked above living rooms, a ceiling stain could come from more than one room. Testing each bathroom alone shows which, before anyone touches the tiles.

Owners with a long drive to the road

Essex and Suffolk Water may get in touch if its readings suggest constant use. On a long gravel or block paved drive, we follow the pipe from the meter to your door.

Extensions with pipes in the floor

Garden rooms and kitchen extensions often hide heating or water pipes in the floor. A warm strip on the tiles, or falling boiler pressure, can be traced without lifting it.

Methods we use in Shenfield

Pressure testing

We close off a section and pressurise it, then watch the needle. If it sinks, that section leaks. In a large house it rules out whole areas quickly.

Thermal imaging

With hot water or heating running, warm pipes show through floors and ceilings, and a leak shows as warmth where none should be. A second method always backs it up.

Moisture meters

These read how wet a ceiling, wall or floor edge is. Under a row of en suites, a moisture map tells us which bathroom to test first.

What Essex and Suffolk Water does, and does not do

Essex and Suffolk Water supplies Shenfield. Its responsibility runs to your boundary or meter, and its readings can show that water is passing constantly. They cannot show where on your own pipe the leak is, and up a long drive that pipe goes a long way. Ask the company whether it offers any allowance after a repair.

Finding the leak and fixing it are separate

Your policy may treat finding the leak and repairing it as separate items, so check what it covers, and whether your insurer wants to approve us first. Our repair price is always separate from the detection. The report covers the location, methods, readings and photographs, and follows when payment is complete.

Also serving

Shenfield runs into Brentwood, and Ingatestone is the next village up the main line. Billericay is to the east, Chipping Ongar to the north-west and Basildon further south-east. Havering lies over the London border.

Common questions in Shenfield

It changes whether the promise applies, not how we test. No find, no fee on home water leaks excludes homes with more than three bathrooms and toilets or more than one kitchen, so the half-day or full-day price we agree applies whatever we find. Full conditions are on our terms page.

Usually. Shutting the cylinder’s cold feed shows whether the hot side is leaking. The camera then follows the hot pipes while the taps run, and tracer gas or a pressure test confirms the point. Floors open only at the mark.

Not for a leak inside the house, because the camera and gauges show where the water is going. A buried supply pipe with an unknown route is different: it takes longer to find, so we agree its price with you beforehand.

No. Each shower, bath and basin runs on its own while moisture readings are taken below. A seal or waste leaks only in use; a supply joint leaks all the time. Tiles come off just where the mark is, for the repair.

Free parking within 100 m is needed, and a space on your drive is ideal. If the drive is gated or shared, tell us when you book. On the day we also need to reach the meter, stop tap and valves.
