Leak detection in Havering

Leak detection in Havering often starts with a brown ring under a loft shower or an Essex and Suffolk Water letter. Our engineer Charlie traces the pipe to blame.

Havering is the most easterly borough of Greater London. Romford, Hornchurch, Upminster and Rainham each grew out from an older centre: late Victorian and Edwardian streets first, interwar semis next, then large estates of houses and flats after the war, many on concrete ground floors.

Many of those semis have since gained a loft conversion or a rear extension, and each change moved pipes. A shower can end up over a bedroom, and a supply or heating pipe under a newer solid floor. So we first ask what has been added.

Shower leak above a bedroom in an extended semi

The property

An interwar semi with a loft conversion: the shower room sits over a bedroom, its valve and pipes hidden behind tiles.

The problem

A brown ring spread on the bedroom ceiling after every shower. Resealing the tray twice changed nothing, and the owners wanted the bathroom left intact.

How we found it

Moisture readings mapped the ring. Water poured into the tray left them steady; running the shower made them climb, and the thermal camera showed warmth below the valve.

The outcome

The leak was on the short pipe from the valve up to the head, which only holds water during a shower. We marked it, photographed it and quoted the repair separately.

Damp hall floor in a let post-war house

The property

A let brick house on a post-war estate. Its supply crosses the front garden, then the concrete hall floor, to reach the kitchen stop tap.

The problem

The tenant forwarded a meter letter and said the hall carpet felt damp inside the front door. The landlord could not attend.

How we found it

The dial still crept round with the kitchen stop tap off, so the water was escaping on its way in. The ground microphone was loudest under the hall, and moisture readings peaked there too.

The outcome

We marked the floor and photographed it. Having paid ahead, the landlord got the report afterwards and sent it to the water company. The repair was quoted separately.

Who we help in Havering

Owners with a stain under a loft shower

The ring on the bedroom ceiling grows after each shower, resealing or not. Moisture readings map it, then each part of the shower is tested alone.

Landlords of houses on post-war estates

Your tenant reports the boiler losing pressure or forwards a water company letter. Our report shows what was tested and where the leak is, so you need not visit.

Households with an Essex and Suffolk Water letter

The letter shows water passing nonstop, not where. Turn all taps off and close the stop tap: if the dial still moves, the leak sits between the meter and the stop tap.

A London borough with an Essex water company

Havering is in London, yet most homes here are supplied by Essex and Suffolk Water, whose name heads the bill and any leak letter. That letter means water is passing the meter nonstop. The company's own pipe reaches the boundary or meter; the length on to your stop tap is normally yours.

How we approach an altered house

1

Tell us what has been changed

When you ring, say what has been added since the house was built, such as a loft room or extension. Each change hints at where pipes now run.

2

Prove which pipe is losing water

The meter is read with every tap off, then with the stop tap shut. Next, heating and hot water are held at pressure in turn; whichever loses pressure gets traced.

3

Check it twice, then mark it

Nothing gets marked until a second, different method lands on the same spot. Then it is photographed, so any opening up starts in the right place and stays small.

Methods that suit Havering homes

Moisture meters

The meter reads how wet plaster is without marking it. Under a loft shower it maps the ring, and a reading after each test shows which part leaks.

Acoustic listening

A leak under mains pressure makes a faint hiss. The ground microphone is set down pace by pace along the pipe's route until the hiss is loudest.

Tracer gas

A drained pipe is filled with a hydrogen and nitrogen mix, which leaks out at the split and works up through concrete, block paving or boards to a detector.

Beyond the borough boundary

Over the Essex border we also reach Brentwood and Shenfield to the north-east, Aveley and South Ockendon, which grew after the war, to the south-east, and Chigwell and Buckhurst Hill to the north-west.

If you let the house

Landlord policies vary, so read yours for its trace and access wording before booking, and ask if your insurer needs to sign off our visit. Our report covers the location, methods, readings and photographs, and is released when the visit is fully paid. Paying out is then for the insurer to decide.

Common questions in Havering

No. We trace the supply pipe from above: the ground microphone follows its route, and tracer gas, a hydrogen and nitrogen mix, rises through the joints between blocks to confirm the point. Only the blocks over the mark should need lifting.

Some parts only carry water while the shower is running: the tray seal, the waste and the pipe up to the head. A stain that grows when nobody showers points to an always-full supply pipe. Testing each part in turn tells them apart.

Ask the tenant roughly how often, and whether leak sealer has ever gone into the system, as sealer can upset our tests. Say who will let us in. If you are staying away, payment may come before we fix the date.

It can be. No find, no fee on home water leaks covers one leak on a water main up to 30 m or the hot and cold supply pipes, at least half a litre a minute, where we also carry out the access and repair. Full conditions are on our terms page.

Usually, yes. Repairs carry their own quote, and a price agreed in advance only holds if the work happens while we are there. Repairs are guaranteed for 3 months, on the pipework and fittings we add rather than the whole system.
