Halstead and the Colne valley

Leak detection in Halstead

New pipework in a renovated terrace can leak, and so can old heating pipes in a let one. Leak detection in Halstead shows which pipe is to blame before we trace and mark it.

Halstead was a Courtauld silk town on the River Colne, and much of its Victorian housing dates from the mill years. Homes now stand on the old factory site. The older terraces have timber floors, bathrooms added at the back and plenty of altered pipework.

Houses of this age are often renovated, with new plastic pipes joined onto old ones and fresh floors laid on top. Others are let, so the person booking may be a landlord who lives elsewhere. Both change how we plan the visit and who needs to be there.

Two typical Halstead jobs

New supply pipe losing water before move-in

The property

A Victorian terrace under renovation, with a new blue plastic supply pipe from the pavement meter to a new stop tap. Fresh concrete covered its last few metres.

The problem

Anglian Water reported a steady flow through the meter, though nobody lived there yet and every tap was off. The owner assumed a brand new pipe could not be to blame.

How we found it

The meter kept turning with the new stop tap closed, putting the loss on the new pipe. A pressure test agreed, and tracer gas rose through the floor by the stop tap.

The outcome

Marked and photographed before the kitchen went in, the joint was redone during the visit on its own quote, opening just a small patch of new floor.

Boiler top-ups in a let terrace with timber floors

The property

A let Victorian terrace with suspended timber floors downstairs. Radiator pipes run in the space beneath the boards, from a boiler in the back kitchen.

The problem

For weeks the tenant refilled the boiler every few days before telling the landlord, who lives out of the county. A heating engineer passed the boiler.

How we found it

With the front room radiators isolated, that circuit alone lost pressure. Once the heating was hot, the camera traced a warm spread under the boards by the bay, and tracer gas confirmed it.

The outcome

Payment came from the landlord in advance, and the tenant opened up for us. One board was lifted over the mark for the repair, priced separately, and our report went to the landlord.

How we trace a heating leak in Halstead

1

Top-ups and sealant first

Tell us how often the boiler needs refilling, which rooms the pipes pass under and whether sealer has been added, since sealer can stop some tests working.

2

Isolating part of the system

Upstairs and downstairs, or room by room, we shut parts of the system off and watch the gauge. Whichever part keeps losing pressure is the one we then trace.

3

The camera, once the heating is hot

Once the water is hot, the camera shows the pipe's warm line under the floor and a wider glow where water escapes. A second method confirms it before marking.

Who we help in Halstead

Owners part way through a renovation

New pipework can still leak, often at a push-fit joint, one that clicks together without soldering. We test the new run under pressure before more flooring goes down.

Landlords of Victorian terraces

Your tenant mentions a damp floor or a boiler needing refills. Say you own the house, who pays and who will let us in; the report comes to you once paid.

Households with a stain below the back bathroom

In many terraces the bathroom sits at the back, over the kitchen. If the kitchen ceiling marks after a bath, we test each fitting in turn for the culprit.

Methods that suit Halstead homes

Pressure testing

A gauge on a shut-off pipe shows whether it holds. On new pipework it proves the run before floors go down; on heating, it shows which circuit leaks.

Thermal imaging

The camera reads surface heat without touching anything. Under timber boards or a screed floor, a heating leak spreads warmth beyond the pipe's line, and the picture shows it.

Tracer gas

The emptied pipe is filled with a hydrogen and nitrogen mix. Leaving the pipe at the fault, it rises through concrete, boards or soil to a sensitive probe.

Anglian Water and your side of the meter

Halstead is in Anglian Water's area, and its letter usually starts the search. From the meter or your boundary onwards, the pipe into the house is yours, and so is putting it right. For any leak allowance, ask the water company what it needs, and keep both our report and the repair invoice.

Landlords' buildings policies

If you let a Halstead terrace, read how your landlord policy deals with hidden leaks before booking, and ask if the insurer must approve us first. The report holds the location, methods, readings and photographs, and goes to whoever pays once payment is in. Any claim decision is the insurer's.

Common questions in Halstead

It can. Terraces share walls and sometimes older pipes. Our tests show whether water is escaping from your pipes; if they all hold, the cause lies elsewhere, and we say what we tested. Tell us if pipework runs under next door.

With the pipes or radiators as the likely culprit. Say how many top-ups a week it needs and whether sealer has gone in. No find, no fee on home water leaks does not cover central heating, so we agree the price with you before booking.

We agree it by phone or email first. It buys a fixed block of leak detection, a half day or a whole day, and is not cut if the leak is found fast. Materials, parking or tolls are charged at cost.

Before the floor goes down, if you can. A pressure test on the new run shows whether it holds, and a weak joint is far easier to reach. Once a floor is laid, tracer gas can still find the joint through it.

For thermal imaging, yes. Warm pipes show clearly on the camera, so have the heating on before we arrive, or be ready to switch it on. If the boiler has failed, say so when you ring; other tests can take over.
