Garden room radiator branch losing heating water
The property
An older village house with a garden room on a concrete floor. Its radiator pipes leave the house through the old back wall and run under the doorway.
The problem
Top-ups were needed every few days, and grout along the garden room doorway stayed dark. The boiler had passed its checks.
How we found it
Closing the valves where the garden room branch leaves the house stopped the pressure loss. Once the system was hot, the camera showed heat spreading by the doorway, and tracer gas pinned it down.
The outcome
We marked the tiles and photographed them. The repair carried its own quote, and the owner sent the report to the insurer, who had asked for evidence.
