Warm floor tile in a conservatory
The property
A semi-detached house in Redbourn with a conservatory on a concrete base. Its two radiators are fed by heating pipes laid through that base.
The problem
The boiler wanted refilling twice a week, and one tile by the doors always felt warm. A plumber had checked both radiators and found nothing.
How we found it
We isolated the conservatory run and pressure tested it: it dropped, the rest held. With the heating warm, a thermal image showed heat spreading from one point under the tiles.
The outcome
A small square of tile and concrete was cut out at the mark, exposing the split. We priced and fitted the repair there and then, separately from the detection.
