Leak detection in Luton for flats and rented homes

Leak detection in Luton often starts with water through a ceiling from the flat above, or a letter from Affinity Water about your meter. We find where it is escaping, check it with a second test and mark the spot.

Luton grew first on hat making and then on car building, and you can read that history in its housing. Victorian terraces sit near the centre, 1920s and 1930s semis beyond them, and big post-war estates further out. Some of the older houses have since been split into flats.

Once a house is split, one flat's pipes often run under another flat's floor, and the person who sees the stain may not own the pipe. So water leak detection in Luton can mean a landlord, a letting agent and the tenant downstairs all waiting on one answer.

Typical Luton jobs

Water through the ceiling of a ground floor flat

The property

A Victorian end terrace near the centre, converted into two flats with one landlord. The upper bathroom sits over the lower kitchen, with its pipes under a timber floor.

The problem

The tenant downstairs watched a brown stain spread across the kitchen ceiling, including when nobody upstairs had bathed. A plumber had checked the bath and found nothing.

How we found it

Moisture readings below showed where the ceiling was wettest. Upstairs we tested the bath, basin and supply pipes in turn. With a hot tap running, thermal imaging showed a warm line to one joint.

The outcome

We marked and photographed the joint, so only two floorboards came up. The repair was quoted separately and done during the visit, and the landlord shared our report with the tenant below.

Meter letter at a let semi on a post-war estate

The property

A post-war semi on one of Luton's large estates, let through an agent. The ground floor is solid concrete, with the cold pipe buried in it between the stop tap and the kitchen.

The problem

The tenant forwarded a letter from Affinity Water about water passing day and night. Nothing looked wet, and the agent had already ruled out the toilets and the outside tap.

How we found it

Closing the stop tap brought the meter to rest, so the loss was indoors. The kitchen cold pipe failed a pressure test, a ground microphone heard the hiss through the concrete, and tracer gas confirmed the point.

The outcome

The tenant let us in. With the landlord living away, we took payment before confirming the booking, priced the repair separately and sent the report to the landlord.

Who usually rings us from Luton

Landlords and letting agents

A tenant forwards a letter or reports a stain, and you live elsewhere. Tell us where the keys are and who settles the bill, and the written report comes to you.

People in a flat with water from above

The patch on your ceiling keeps growing, but the source is in a flat you cannot enter. We usually need access upstairs, so ask your neighbour or the managing agent early.

Owners of a semi with a meter letter

Affinity Water says your meter shows water passing all night. In a 1930s semi the pipe usually crosses the front garden or drive, and we trace it before anything is dug.

Affinity Water, meters and shared pipes

Luton's water comes from Affinity Water. When its meter readings never drop to zero, it may write about a possible leak on your side. Its responsibility usually stops at the boundary or the meter, and the pipe on into the house is normally the owner's. In a house split into flats, one supply often feeds every flat, so find out who answers for that shared pipe before booking.

Booking a visit to a let property

1

Before we come

Tell us whose property it is, who is paying and where the keys are. Visits are usually booked within 24 to 48 hours; the stop tap and affected rooms must be reachable.

2

On the day

Our engineer Charlie starts with readings, then tests one part of the system at a time. Only when a second method agrees is the leak marked and photographed.

3

Afterwards

Payment happens as we pack away: card or bank transfer, but not cash or cheques. Once it clears the report follows, and we quote any repair before starting it.

Three methods that suit Luton buildings

Moisture meters

A moisture meter reads how wet plaster, boards or screed are below the surface. Mapping the readings shows where damp is spreading from, and so which room upstairs to start in.

Thermal imaging

A thermal camera shows warm and cool patches. With hot water or heating running, a leaking hot pipe appears as a warm trail, and the same camera begins underfloor heating leak detection in Luton's newer homes.

Acoustic listening

Escaping water hisses where it leaves a pipe under pressure. A ground microphone hears that through soil, tarmac and paving, and older metal supply pipes carry the sound well.

Insurance when the leak is in another flat

When water comes through from the flat above, the claim may fall on the building's policy, the upstairs owner's or yours, depending on how the cover is arranged. Ask your insurer before booking, including whether trace and access is covered. The report gives the location, methods, readings and photographs, showing where the leak was and which pipe it came from.

Common questions in Luton

Usually, as long as we can get into the flat above. We take moisture readings in your flat first, then test the pipes and fittings upstairs one by one. Arranging that access before the day saves a lot of time.

Mention it when you book, along with who has the keys and who is paying. Where the bill payer is not on site, we may take payment before confirming the booking. The written report is then sent to you directly.

It can, if the leak is on your own supply. No find, no fee on home water leaks covers one leak on a water main up to 30 m or the hot and cold supply pipes, at least half a litre a minute, where we also carry out the access and repair. It does not cover central heating, shared mains, businesses or leaks that come and go. Full conditions are on our terms page.

We do. Outside leaks are usually on the pipe that runs from the meter to the house, under a lawn, path or drive. Shutting the stop tap proves the leak is outside; we then listen along the route and check the point with tracer gas.

Yes. Businesses book on business terms: the price is agreed first, payment may be due before we confirm, and a business cancelling must tell us a full working day ahead. Tell us whether the flat above shares the shop’s supply, because that changes where we test.

Around Luton

We also work in Dunstable and Houghton Regis on the town's western side, in Caddington on the hill to the south-west and in Barton-le-Clay to the north, plus Harpenden and Redbourn in Hertfordshire.
