Leak detection in Caddington and Slip End

Our leak detection in Caddington starts with what you noticed: damp from an old cottage bathroom, or a letter saying the meter never stops. We find the source first.

Caddington is a hilltop village between Luton and Dunstable, with Slip End and Woodside close by. Its older cottages have been altered many times, with bathrooms fitted long after they were built. Newer houses and bungalows fill the roads around them, usually with a drive out front.

Those two kinds of home tend to bring different leaks. In a cottage, water from a later bathroom seeps into old walls. In a newer house, the supply pipe often runs under a drive laid on top of it. Which you have shapes our first test.

Typical jobs in Caddington

Damp kitchen wall beside a cottage shower room

The property

An older brick cottage with a shower room in a single-storey extension at the back. Its pipes run inside the wall shared with the kitchen.

The problem

Wallpaper was lifting near the floor on the kitchen side, damp whether the shower had been used or not. The owner wanted the new tiles kept.

How we found it

Moisture readings mapped the damp from the kitchen side. With hot water running, thermal imaging showed warmth behind the tiles, and the shower's hot feed failed a pressure test.

The outcome

Two tiles came off at the mark to reach the joint, which we repaired on a separate quote. The photographs went with the owner's insurance claim.

Meter letter at a house with a block-paved drive

The property

A 1980s detached house with a block-paved drive laid long after it was built. The meter sits at the pavement and the stop tap in the kitchen.

The problem

The water company's letter talked of constant use on the meter. The owner had checked the toilets and outside tap, and the drive looked dry.

How we found it

With the pipe shut off at the meter and stop tap, a pressure gauge on the outside length kept falling. A ground microphone peaked mid-drive, and tracer gas rising between the blocks confirmed it.

The outcome

Only a few blocks came up. We replaced the damaged section during the visit, on a price agreed first, and the owner's builder relaid the paving.

From finding the leak to fixing it

1

Find and confirm

Charlie locates the leak from above ground, then checks it with a second method. The spot is marked and photographed only once both point to the same place.

2

Agree the repair

We can usually fix leaking pipework ourselves, quoted separately from the detection. A repair price quoted beforehand applies only to a repair made during that visit.

3

The repair and its 3 month guarantee

Repairs we carry out are guaranteed for 3 months from the repair date. That covers the new pipe and fittings, not the rest of your plumbing or heating.

Caddington households we often help

Cottage owners with damp they cannot explain

Bathrooms added to old cottages put pipes in walls never meant for them. Testing each fitting alone keeps the tiles on until the source is known.

Owners with a meter letter and a drive

Your pipe probably runs under the paving or tarmac. We prove the leak is outside, then trace it along the drive, so only a small patch is lifted.

Homeowners claiming on their insurance

A trace and access report may be needed before your insurer agrees any work. Ring them first, since some like to approve it, then book us for the detection and report.

How the methods are used here

Moisture meters

In an old cottage, damp spreads through plaster and timber before it shows. A moisture meter maps the wall, and the wettest patch is usually nearest the source.

Thermal imaging

Escaping hot water warms whatever surrounds it. With the hot taps running, the camera picks up that warmth on tiles and plaster, pointing to the pipe to test.

Tracer gas

For a supply pipe under a drive, the emptied pipe is filled with a hydrogen and nitrogen mix, which seeps up between the paving blocks to a detector.

After the water company's letter

Your water bill names your supplier, who sent the letter. Its pipe ends at the meter or boundary, usually by the pavement, and everything from there up the drive to your door is normally yours to fix. Some companies give an allowance on lost water after a repair, and our report can go with the request.

Detection and repair: two separate costs

With trace and access cover, your insurer may want the cost of finding the leak shown apart from the cost of fixing it. We quote those separately, and the report lists the location, methods, readings and photographs. It goes out when the bill is settled. Policies vary, so check yours first.

Common questions in Caddington

Usually not. We map the damp with a moisture meter, then run the bath, shower, basin and toilet one at a time while watching the readings. Thermal imaging helps too. Tiles only come off at the marked spot, if at all.

Yes. First we prove the leak is on the outside pipe, then listen along the drive with a ground microphone. Tracer gas rising through the joints between the blocks confirms the point, so usually only a few blocks need lifting afterwards.

Only on supply pipes. No find, no fee on home water leaks covers one leak on a water main up to 30 m or the hot and cold supply pipes, at least half a litre a minute, where we also carry out the access and repair. A leaking waste, seal or shower tray is not covered. Full conditions are on our terms page.

We do, and Kensworth too. All three sit beside Caddington and are booked the same way: a price agreed by phone or email before you book, a visit usually booked within 24 to 48 hours, and a written report with photographs afterwards.

Please make sure we can park free of charge within 100 m of the house, as equipment goes in and out during the visit. Any parking charge we cannot avoid is passed on at cost, so mention a narrow lane or shared drive when you book.
