Hullbridge, on the River Crouch

Leak detection in Hullbridge

On a rebuilt or extended Hullbridge plot, new pipe can meet old somewhere under the garden. Our engineer Charlie finds which section is leaking before anyone digs.

Hullbridge sits on the south bank of the River Crouch, north of Rayleigh. It began as plotland, with holiday homes on small plots. Those were later lived in, enlarged or replaced, so one road can hold an original chalet, an extended bungalow and a new house.

That history carries on underground, and leak detection in Hullbridge has to untangle it. A rebuilt house may have new plastic pipe from the meter joined to older pipe partway across the garden, with no drawing to show where. Conservatories often sit over pipes that once ran under open garden.

Typical Hullbridge leaks we trace

Where new pipe meets old under a front garden

The property

A house rebuilt on an original plot. New plastic pipe leaves the meter, then joins older metal pipe kept from the first home.

The problem

Essex and Suffolk Water's letter spoke of continuous use. The lawn looked normal, nobody knew where the join lay, and someone had suggested a trench.

How we found it

Even with the stop tap shut the dials kept moving. Tracer gas fed in at the house surfaced halfway down the lawn, where the ground microphone also peaked.

The outcome

Digging at the mark exposed the join between the two pipes. Only that patch of lawn was lifted, with the repair quoted separately first.

Damp threshold where a conservatory meets the house

The property

An extended bungalow with a conservatory across the back. The pipe to an outside tap was left running beneath the conservatory's concrete base.

The problem

The tiles by the conservatory door stayed damp and the bill had crept up. A builder thought rain was getting under the frame.

How we found it

Once the stop tap was closed the dials stood still. The outside tap branch then failed a pressure test, and listening across the base found its loudest point.

The outcome

The owners chose to cut and cap the branch at the house wall rather than lift the base, a repair quoted separately and guaranteed for 3 months.

Hullbridge properties and the leaks they get

Rebuilt homes on old plots

New pipe from the meter is usually sound. Trouble tends to sit on older pipe beyond a join, or at the join itself, and a meter test shows where to start.

Bungalows with conservatories and add-ons

A conservatory or garden room may sit across the pipe to an outside tap or kitchen. Damp at its threshold, with the meter turning, is worth a call.

Households weighing a trace and access claim

Before an insurer agrees to opening up, it usually wants to know where the leak is. Our report records that, with the methods, readings and photographs.

When Essex and Suffolk Water writes about a rebuilt plot

Hullbridge is supplied by Essex and Suffolk Water, which may write when its meter readings never stop climbing. Its pipe stops at the meter or the edge of your land; the length from there to the house is, in most cases, yours. On a rebuilt plot, part of it may be older than the house.

Finding which part of a Hullbridge pipe leaks

1

Ask about the house's history

Was the house rebuilt or extended? Where is the meter, and how does the pipe cross the garden? Your answers tell us where the older pipe probably starts.

2

Listen along the likely route

If the loss is outside, we carry the ground microphone along the probable line, stopping every pace. Escaping water sounds loudest nearest the leak, especially on metal pipe.

3

Prove it with gas

Plastic pipe is quiet, so tracer gas often settles it. Pumped into the emptied pipe, the gas finds the split and our detector catches it rising through soil or turf.

Our tests for old and new pipe

Acoustic listening

Escaping water makes a pressurised pipe hiss. On older metal pipe that sound carries well; on plastic it fades quickly, which is when tracer gas takes over from the ground microphone.

Pressure testing

A single branch, such as the pipe to an outside tap, is closed off and pumped up. If the gauge falls, that branch is the one leaking.

Moisture meters

Readings across a damp threshold show where the wet is strongest. Damp spreading from the house wall points to a pipe; damp starting at the frame points to rain.

Along the Crouch from Hullbridge

Rayleigh lies just south and Hockley to the south-east. Runwell and Wickford are west, South Woodham Ferrers faces Hullbridge across the river, and Hadleigh sits further south towards the estuary.

Marked, then proven when exposed

If you claim on trace and access cover, ask your insurer first what it needs. The report shows where we found the leak and how. Opening up should begin at the mark. A leak is only proven once the pipe is exposed, so take your own photographs at that point too.

Common questions in Hullbridge

Quite possibly. A new house is sometimes connected to the existing supply partway across the plot, rather than replumbed all the way back to the meter. Finding where new meets old is part of the job, and a join like that often fails.

It makes the job longer, not impossible. We work out the likely route from where the pipe leaves the meter and enters the house, then test along it. Unknown routes are priced before the visit, as a half or whole day.

No digging is needed to find the leak. A pressure test on the branch and listening across the base both work from above. Once they agree, we mark the spot, and you can choose to cap the branch at the wall instead of opening the base.

It can, if the job fits. No find, no fee on home water leaks covers one leak on a water main up to 30 m or the hot and cold supply pipes, at least half a litre a minute, where we also carry out the access and repair. It does not cover central heating, shared mains, businesses or leaks that come and go.
