Leak detection in Basildon, Laindon and Vange

If you let a Basildon house or run a unit on its estates, you may not be there when we test. So leak detection in Basildon starts with keys and payment, then the pipe.

Basildon was built as a new town after the war to rehouse London families, and it absorbed Pitsea, Laindon and Vange as it grew. Today owner-occupied houses sit alongside rented homes, flats around the town centre and small business units on its large industrial estates.

That mix shapes the first phone call. A tenant may receive the water company's letter while the landlord pays, and a unit's buried pipe may belong to whoever owns the estate. Before tracing anything, we agree who opens up, who pays and who gets the report.

The kind of job we do in Basildon

Bill jumps at a unit with a concrete yard

The property

A small unit on one of the town's industrial estates. Its supply runs from a roadside meter, under a concrete yard, to a washroom at the back.

The problem

The owner saw the water bill leap, yet nothing inside was wet. The yard drained well, so no puddle ever gave the leak away.

How we found it

Taps off, the meter still turned. The ground microphone peaked halfway across the yard, and tracer gas rose through a joint in the slab at that spot.

The outcome

Marked and photographed, the point needed one square of concrete cut. We repaired the pipe, quoted separately, and the business sent our report to its landlord.

Stain below a let flat near the town centre

The property

A first-floor flat in a low block near the town centre, let to a tenant. Its bathroom sits over the kitchen of the flat below, on a concrete floor.

The problem

The neighbour below reported a brown stain spreading across their kitchen ceiling. The landlord lives away, and the tenant had already resealed the bath, with no change.

How we found it

Readings below centred under the bath. Upstairs, the tenant let us in. The taps and pipes held under test, but readings rose when water ran down the shower screen, and the thermal camera traced it seeping under the seal.

The outcome

We marked and photographed the failed seal. The landlord had paid by card before the visit, and the report went to them and their managing agent.

Who rings us about Basildon properties

Landlords letting Basildon houses

Your tenant has passed on the letter, and you live elsewhere. Say so when booking: the tenant can open up, and you may pay first.

People running a business unit

A bill that leaps with nothing wet often means a pipe under the yard or floor. Businesses may pay before booking is confirmed, and give at least one working day's notice to cancel.

Owners with a water company letter

Essex and Suffolk Water says water passes your meter nonstop, but cannot say where. A stop tap test shows whether the leak is outside or under the floor.

What Essex and Suffolk Water does, and what it leaves to you

If readings suggest water never stops flowing, Essex and Suffolk Water, Basildon's supplier, writes to the bill payer, who may be a tenant. Its pipes reach the meter or the plot's edge. After that the supply pipe usually falls to the owner, though for a unit the lease may say otherwise.

Keys, testing and the report

1

Whose property, and who pays

Say whose building it is, who holds the keys and who settles the bill. A business, or a payer who cannot attend, may pay before we confirm.

2

What we need on the day

We need working stop taps and valves, the meter reachable and parking within 100 m. Our engineer Charlie finds which pipe is losing water, then traces and confirms the point.

3

Paid, then reported

Settle up as we finish, by card or by bank transfer. The written report goes out after full payment, so tell us whose inbox it belongs in.

How we find leaks under Basildon floors and yards

Acoustic listening

Water forced through a split hisses, and the sound carries through concrete and tarmac. Pacing the ground microphone over the route, we mark where the hiss peaks.

Thermal imaging

Run the hot water and a leaking hot pipe warms the screed above it. On camera that shows as a warm patch, narrowing a solid floor down to one area.

Tracer gas

Blue plastic pipe is quiet, so we empty it and pump in a hydrogen and nitrogen mix, which seeps up through cracked concrete and paving joints to the detector.

Who receives the report, and when

The report gives the location, methods, readings and photographs, and is released after full payment. If an agent books and the landlord pays, tell us which of you should receive it. Landlord and business policies sometimes include trace and access, so check yours before booking. The claim decision is the insurer's.

Common questions in Basildon

Yes. Say the house is let and pass on your tenant’s number so access can be arranged. A landlord paying from a distance may be asked to settle before the date is confirmed, and the report reaches you once the bill is cleared.

Yes: under yards, car parks and paths, by listening and tracer gas from the surface. Businesses may pay before we confirm, and cancelling needs one working day’s notice or more. No find, no fee on home water leaks does not apply to businesses.

Usually. Tell us where the manifold is. Closing loops one at a time until the gauge steadies shows which one leaks; that loop is then warmed for the thermal camera, and tracer gas confirms it. Loops in insulation or under a membrane are harder to survey.

Usually, whether it lies under a unit’s yard or a front path. You get a separate repair quote, and it stands only if we carry out that work during the same visit. Our 3 month repair guarantee covers what we fit, not the whole system.

No. The half or full day you book is the price, agreed by phone or email first, and it does not shrink if the leak gives itself away early. Parts we buy for the job, parking and any tolls are passed on at cost.

Beyond Basildon's edges

Pitsea lies on the town's eastern side, with Benfleet and Canvey Island further east. Billericay and Wickford are to the north, Runwell beyond Wickford, and Stanford-le-Hope south across the A13.
