Leak detection in Great Dunmow and nearby villages

Great Dunmow mixes an old market town with new estates, ringed by villages where the meter can be a field away from the house. We trace leaks in all three from the surface.

Great Dunmow is an old market town in Uttlesford that has grown a great deal, with new estates spreading from its edges. Those newer homes bring modern leaks: push-fit plastic joints, heating pipes in concrete and pipe runs through the ceilings of rooms built over garages.

Beyond the town, the Rodings, Thaxted and the farmland between are a different job. Farmhouses and barn conversions often sit down a track, the meter at the road and the supply pipe unseen for decades. Leak detection around Great Dunmow often means walking that line.

Heating pipe leaking above a garage ceiling

The property

A newer estate house with a bedroom over the integral garage. Its heating pipes run through the cold space between the garage ceiling and the floor above.

The problem

The pressure kept sliding below 1 bar, yet nothing was damp. Then a faint grey patch appeared on the garage ceiling near the door into the house.

How we found it

With the heating warm, a thermal camera showed the pipe run across the garage ceiling and heat spreading from one joint. Moisture readings agreed, and a pressure test confirmed the loss.

The outcome

We marked and photographed the joint's position, cut out a small panel and remade the joint on a separate quote. The owners sent our report to the builder.

Farm supply pinched by an old orchard tree

The property

A farmhouse in the Rodings fed by plastic pipe from a meter on the roadside verge. The pipe crosses about 150 m of paddock and old orchard to the yard.

The problem

The water company wrote about a very high reading. The owners had walked the paddock looking for wet ground, found none, and had no plan of the route.

How we found it

After talking through the likely route, we walked it with a ground microphone. The hiss peaked beside a large apple tree, where tracer gas pushed into the pipe also surfaced.

The outcome

That spot was marked and photographed. The owners' digger opened one short trench and found the pipe split where a root had grown hard against it. We repaired it there, quoted separately.

Long runs: from questions to the mark

1

Length, route and meter questions

How far is the meter from the house, and is it on a verge, a yard or a neighbour's land? Do you know the route? The answers shape the quote.

2

Walking the line

With the stop tap closed and the meter confirming the loss, our engineer Charlie walks the route with a ground microphone, pausing at intervals to listen.

3

Confirming with tracer gas

Plastic pipe can be too quiet to hear, so tracer gas confirms the point. It is marked and photographed, and on long runs the report places it against gates or posts.

Who we help around Dunmow

Newer homes on the edge of town

Pressure keeps falling with no damp anywhere. The leak may be in a concrete floor or a ceiling void, so tell us how often you top up.

Farmhouses and cottages down a track

We walk long supply pipes with a ground microphone. Tell us the length and route if known; long or unknown runs are priced by the half day or day.

Town centre owners with a meter letter

Older houses behind the High Street may have pipes under yards, outbuildings or solid floors. Closing the stop tap first shows whether water is escaping indoors or outside.

The tests we use around Dunmow

Acoustic listening

The ground microphone hears water escaping from a buried pipe under pressure. Across fields and yards it lets us search a long run without digging trial holes.

Tracer gas

On long plastic runs and quiet leaks, the emptied pipe is charged with a hydrogen and nitrogen mix, which rises through soil, gravel or concrete at the leak.

Thermal imaging

In newer homes, warm heating pipes show through plasterboard and floors once the system has run. It cannot see a cold pipe under a field, where the microphone takes over.

Which water company? Check your bill

Your water bill or the letter names the company that supplies you and reads your meter. Its pipe reaches only to your boundary or the meter, and the rest of the run is normally yours, which for a farmhouse with a roadside meter can mean a long pipe across your own land.

New homes: builder, warranty or insurer?

If your home is only a few years old, find out first whether the builder or a new-home warranty should deal with the leak, then whether your own policy includes trace and access cover. Either way, our report gives the location, methods, readings and photographs, the evidence either is likely to want.

Common questions in Great Dunmow

Often, yes. The ground microphone follows the sound of the leak, which also shows roughly where the pipe runs. Unknown routes take longer and fall outside no find, no fee on home water leaks, so the price is agreed first.

Usually, yes. The thermal camera needs warm pipes, so we will ask for the heating to be running before or during the visit. If the garage is full, clear a path along the wall under the bedroom, and tell us if sealer has gone in.

We agree the price in advance, and it covers a fixed block of searching time: half a day or a whole day. A quick find does not reduce what you pay. Materials, parking and any tolls are added at cost.

Not usually, but mention it when you book. Where the pipe crosses into or under a neighbouring property, we may need the owner’s agreement to test along it. It helps to know whose land the stop tap and valves are on.

Visits are usually booked within 24 to 48 hours, and the villages are as much part of our leak detection in Essex as the town. Before you ring, note the meter reading, wait an hour with everything off, and read it again.
