Leak detection in Rickmansworth

In a lot of Rickmansworth homes, the supply pipe runs under a drive paved for parking. We trace it from the surface, prove the spot a second way and mark the few blocks to lift.

Rickmansworth grew twice: in the Victorian era, then as Metro-land in the 1920s and 1930s, when the railway made it a commuter town. Those interwar houses are now close to a century old, and many front gardens have been paved for parking, often over the supply pipe.

Nobody wants a whole drive lifted on a guess, so leak detection in Rickmansworth is often careful outdoor work. The town sits where the Chess and the Gade join the Colne, and some low gardens stay soft after rain. A meter test tells a leak from wet ground.

A look at two typical Rickmansworth jobs

A supply pipe that crossed the drive at an angle

The property

A 1930s semi whose front lawn became a block-paved drive. Its original metal supply runs from the pavement meter under the blocks to the hall stop tap.

The problem

Affinity Water wrote about continuous flow, yet nothing looked wet. The owner assumed the pipe ran straight to the front door and feared the whole drive would come up.

How we found it

With the stop tap shut the meter crept on, so the leak was outside. Listening every few blocks showed the pipe angling across the drive, loudest by the side gate, where tracer gas also rose.

The outcome

Four blocks were marked and photographed. The joint beneath was repaired that day at the price agreed beforehand, and the rest of the drive stayed down.

Hot water leak under a café kitchen floor

The property

A town centre café whose kitchen has a solid tiled floor. A water heater under the counter feeds hot pipes laid in that floor to the sinks.

The problem

The business water bill had jumped, and one row of tiles felt warm underfoot. A plumber had found every tap and valve sound.

How we found it

Shutting the water heater's cold feed brought the meter to a halt, so the hot side was leaking. Running the hot taps then let the camera pick up warmth spreading from under the sink run, which tracer gas confirmed.

The outcome

Two tiles were marked and photographed, and we quoted the repair separately. The owner filed our report for the café's insurer.

Three steps from your call to a marked leak

1

Tell us what you have noticed

Tell us whether it began with a letter, a bill, a soft patch or a falling gauge, roughly how many metres the pipe runs from the pavement, and what covers it.

2

Which pipe is losing water

Shutting the stop tap separates the outside supply from the indoor pipes, and the boiler gauge shows the heating. Only the pipe that fails its test gets traced.

3

Traced, confirmed, marked

Two separate methods have to agree on the leak before anything is marked. Our engineer Charlie then chalks the spot, takes photographs and talks you through the likely repair.

Rickmansworth callers we often help

Owners with a paved front drive

A letter or a rising bill points to the supply, under blocks or tarmac. We find the pipe from the surface so only the marked section is lifted.

Owners of Victorian houses

Central heating came long after these houses were built, so its pipes run under the timber floors. If the boiler loses pressure, we test each part and use the thermal camera before boards come up.

Shops and offices in the town centre

A business water bill climbs, or damp shows in a ceiling under a flat. Tell us when the premises are open and who holds the keys.

Methods we choose for Rickmansworth homes

Tracer gas

Blue plastic pipe makes little noise when it leaks. A hydrogen and nitrogen mix gets round that: the gas escapes at the leak and comes up between paving joints.

Acoustic listening

On older metal pipe, and to check a tracer gas reading, a ground microphone listens for the hiss of escaping water through tarmac, blocks and lawn.

Moisture meters

Indoors, a moisture meter shows how wet a wall or floor is under the surface. Mapping the readings separates a leaking pipe from damp coming in from outside.

Where Affinity Water's pipe ends and yours begins

Affinity Water supplies Rickmansworth, and its responsibility usually stops at your boundary or meter. Beyond it the supply is normally yours, including any stretch under a drive paved later. Water running under paving can also wash out the sand the blocks sit on, so it pays to find it early.

When a claim stalls for want of evidence

Some insurers hold a claim until they can see where the leak is and that testing, not guesswork, found it. Our report gives the location, methods, readings and photographs, showing the claims handler how we reached the spot. Whether the claim is paid is still for your insurer alone to decide.

Places around Rickmansworth

Croxley Green lies just east along the Metropolitan line and Chorleywood just west. South Oxhey, Carpenders Park and Watford fall within our leak detection in Hertfordshire too, and we cross into Buckinghamshire for Chalfont St Peter.

Common questions in Rickmansworth

Not necessarily, especially on low ground near the rivers. With every tap and appliance off, watch the meter. If it stays still, the soft lawn is probably ground water. If it moves, shut your stop tap; still moving means an outside leak.

Usually not. We trace the pipe from the surface, confirm the point with a second method and mark the few blocks that need lifting. The rest of the drive stays put. If you know what lies under the blocks, tell us.

It is. Business bookings have a price fixed beforehand, possible payment up front and a working day’s notice to cancel. No find, no fee on home water leaks does not apply to businesses. Mention any flat that shares the supply.

It can happen with old pipe. Putting pressure on a weak length, or repairing it, sometimes shows up other weak points nearby. Any further work is quoted separately before it is done, and you can choose to renew a longer section instead.

In a Victorian house the water often runs into the gap under the timber floors and soaks away unseen. We test each part of the heating, then follow the leaking one with the thermal camera once the radiators are warm.
