Chorleywood, by the Chilterns

Leak detection in Chorleywood for larger homes

With three or four bathrooms above you, a ceiling stain could come from any of them. We test each in turn, find the source and agree any repair first.

Chorleywood is a commuter village beside the Chiltern Hills, and many of its homes are larger detached houses extended over the years. Bathrooms multiply as a house grows, an en suite here and a cloakroom there, each adding pipes and waste joints hidden in floors and walls.

When water appears below, the first job is working out which room it came from. Leak detection in Chorleywood is usually patient testing, one fitting at a time. Service valves under basins, baths and cisterns let us shut off one bathroom while the others stay in use.

What typical Chorleywood jobs involve

Sitting room stain below a freestanding bath

The property

A large detached house extended twice, with four bathrooms. The main one has a freestanding bath mid-room, its pipes running under the timber floor to taps standing beside it.

The problem

A brown mark on the sitting room ceiling never quite dried. Both en suite showers nearby had been resealed, and the owners were ready to strip the main bathroom.

How we found it

Readings put the mark under the bath. Closing each bathroom's valves in turn, only the bath's cold feed lost pressure, and the ground microphone heard it hissing under the boards by the taps.

The outcome

We marked two boards beside the bath and photographed them. The repair was agreed before work started and done while we were there, so the bathroom stayed as it was.

Gas pipe under a gravel drive, once made safe

The property

A detached house behind a long gravel drive. Its gas meter is in a box at the gate, and the owners' pipe from it runs buried under the drive to the house.

The problem

Smelling gas halfway up the drive, the owners rang the gas emergency service, which made the supply safe. Their gas engineer then needed to know where to dig.

How we found it

Pressure testing proved the isolated pipe from the meter was losing gas. With tracer gas fed in, readings above the gravel peaked beside the turning circle.

The outcome

Our marks and photographs showed the gas engineer where to open up. Repairing the pipe and restoring the supply were the engineer's job.

Chorleywood households we often work for

Homes with a stain and several bathrooms

Two en suites sit over the dining room, and either could be to blame. Readings show where water lands; each bathroom is then tested alone until one makes them rise.

Owners whose insurer wants evidence

Some insurers will not approve opening up until the leak's position is proven. Call yours first, then book us; we send the written report when the visit has been paid for.

Households whose gas has been made safe

If you can smell gas, ring the gas emergency service first. Once the gas emergency service has made it safe, we can trace the hidden pipe and mark the leak for your engineer.

Affinity Water's part, and yours

Chorleywood is supplied by Affinity Water, which maintains the main in the road and its own connection up to the boundary or meter. It may write if readings show constant use. On your side, tracing and repair usually fall to you, and on a large plot that stretch can be long.

Find it, agree the repair, then fix it

1

Find and confirm

We mark a leak only after a second, different method agrees. With several bathrooms, that means testing each in turn rather than guessing from where the stain sits.

2

Agree the repair

With the source known, we describe the repair and price it separately. Agree that price in advance and it stands if the repair happens on the day of the detection.

3

Repairing the water pipework

Our engineer Charlie can usually repair a leaking water pipe himself. Repairs are guaranteed for 3 months from the repair, covering only the pipework and fittings we install.

Three methods for a large house

Moisture meters

This meter shows how wet a ceiling or wall is beneath the paint and how far damp has spread. It cannot name the pipe, so it guides the next test.

Thermal imaging

After the hot taps have run, the camera picks out pipes behind tiles and under boards. Cold leaks show as cooler patches, which helps when a cold feed is to blame.

Tracer gas

On gas pipework made safe, or a water pipe too quiet to hear, we use a hydrogen and nitrogen mix, which leaves through the leak and rises to our detector.

Either side of the county line

Rickmansworth and Croxley Green lie east of Chorleywood, and Bovingdon lies north, all within our leak detection in Hertfordshire. Over the border in Buckinghamshire we cover Chalfont St Giles, Chalfont St Peter and Amersham Old Town.

The detection, the repair and your claim

Some policies split the cost of locating a leak from the cost of fixing it, and we price the two separately as well. Check your cover before booking. The written report, with the location, methods, readings and photographs, comes once the visit is paid, ready to forward to your insurer.

Common questions in Chorleywood

No. No find, no fee on home water leaks excludes homes with two or more kitchens, or with more than three bathrooms and toilets in total. Larger homes are priced by the half day or full day. Full conditions are on our terms page.

We map the damp below with a moisture meter, then test the bathrooms above one at a time, running each fitting until the reading below changes. A second method, often thermal imaging, has to agree before we mark anything at all.

Yes, once the gas emergency service has made it safe. We pressure test the isolated pipework, then find the leak with tracer gas, mark it and photograph it. Repairing it and restoring the supply are jobs for your gas engineer.

Someone needs to let us in and stay reachable, because we need each bathroom, the loft, the stop tap and any valves. On a larger house the visit may take up to a full day, which we agree when pricing.

It can be, but tell us. Leaks that come and go are harder to pin down and fall outside no find, no fee on home water leaks. Using the bathrooms normally for a day or two first helps the damp show.
