Hertfordshire leak detection

Leak detection in Carpenders Park

If you top up the boiler every few days and nothing looks wet, the water is going somewhere. Our engineer Charlie finds where, and whether any floor needs lifting.

Carpenders Park has three building eras side by side: houses and bungalows from the 1930s, council homes from the 1950s and a larger expansion in the late 1960s. Each hides its pipes differently, so leak detection in Carpenders Park starts with when your home was built.

Late-1960s houses often had heating pipes buried in a concrete ground floor, so a weeping joint saps the boiler's pressure for weeks before damp shows. In a bungalow every pipe runs at ground level or through the loft, so a leak can hide under any room, or above one.

Two typical calls from Carpenders Park

Falling boiler pressure with no leak in the floor

The property

A late-1960s semi with its downstairs heating pipes laid in the concrete floor, and a small pipe from the boiler poking out through the kitchen wall.

The problem

The owner was refilling the boiler twice a week and expected the floor to come up. Nothing was wet, and no sealant had gone in.

How we found it

With the boiler isolated, the radiator circuits held pressure, and thermal imaging showed the floor pipes warming evenly. Once the boiler heated up, its gauge climbed high and the outside pipe began to drip.

The outcome

The water was leaving through the boiler's safety valve, which opens when pressure climbs too high. No floor was opened; the owner booked a heating engineer, readings in hand.

A bungalow boiler firing with every tap off

The property

A 1930s bungalow with suspended timber floors and a combination boiler, which heats water as it is drawn. The owner's family look after it.

The problem

Visiting relatives heard the boiler firing at night with no hot tap running. The hot water had gone lukewarm, and the meter crept with nothing on.

How we found it

Once the boiler's cold inlet valve was shut, the meter stood still, putting the leak on a hot pipe. The ground microphone, moved across the boards, heard a hiss under the hall, and the thermal camera found warmth spreading there.

The outcome

At the mark, two boards were lifted and a split joint replaced, quoted separately. The family paid by bank transfer and received the report once payment arrived.

Homes and owners we help here

Households refilling the boiler

The boiler's pressure needle sinks every few days, though the boiler has passed its checks. We test the heating in sections, then trace the part losing water, often to a pipe in a floor.

Families looking after a parent's home

You look after a relative's bungalow and they may not notice a creeping meter. Say who is opening the door and who pays; the report comes to you.

Anyone with a water company letter

Affinity Water's letter says your meter never rests. In a 1930s house the supply usually crosses the front garden, and we trace it before any digging starts.

What an Affinity Water leak letter means

Affinity Water supplies Carpenders Park. When readings show water passing even overnight, it may warn you of a leak beyond its meter, usually on the supply pipe into your home, which is normally yours to repair. Keep that letter safe in case you later ask Affinity Water about a leak allowance.

How a heating leak is tracked down

1

Your top-up history

On the phone, say how often the boiler needs refilling, which floors its pipes cross and whether leak sealant has gone in, since sealant can stop our tests working.

2

Splitting the circuits

Where valves allow, we isolate parts of the heating and pressure test each. Only the part that loses pressure gets traced, which saves searching the whole house.

3

Warm pipes, then a second check

Once the heating has run, the thermal camera shows the pipe route and any warmth out of line. Tracer gas then confirms the exact spot before we mark it.

What each method does in these homes

Thermal imaging

The camera needs warm pipes to see anything, so we switch on the heating or hot water first. In a bungalow it shows the whole pipe route quickly.

Tracer gas

If a heating pipe in concrete shows no clear warm patch, we empty it and fill it with a hydrogen and nitrogen mix, which rises through the floor above the leak.

Pressure testing

Shut off and pressurised, a circuit either holds steady on the gauge or slowly drops. It cannot locate the leak, but it shows which pipe to trace.

Close to Carpenders Park

South Oxhey adjoins Carpenders Park, and Bushey and Watford lie a little further north. We also work west in Croxley Green and Rickmansworth, and in Radlett, on the far side of Bushey.

When the policy is in a parent's name

If the bungalow's insurance is in your parent's name, the insurer will usually want to hear from them, or from you with their agreement, before any claim for tracing a leak. Ask too whether it must agree the work first. We send the report, with the location, methods, readings and photographs, to whoever pays.

Common questions in Carpenders Park

Under the floor or in the loft, because every pipe runs in one or the other. A stain on a bungalow ceiling usually means a pipe or tank in the loft, while a turning meter or a warm floor points below.

Yes, please tell us when you book. Sealant can stop a pressure test or tracer gas from working properly, and it changes how we plan the visit. If you are not sure, ask whoever last serviced or topped up the boiler.

No. Central heating sits outside no find, no fee on home water leaks. A heating visit is priced ahead by phone or email for half a day or a whole day, and that price holds however quickly the leak turns up. Full conditions are on our terms page.

Only at one spot, if at all. Shutting your stop tap first shows whether the water is escaping outside. Then we follow the pipe’s route by sound and confirm the loudest point with tracer gas, so digging starts at our mark.

We can, provided someone is there to open the door. When you book, explain that the bungalow is your mother’s and the bill is yours. With you at work, we may take payment before the visit, and the report comes to you.
