Leak detection in Berkhamsted for older buildings

In an old building, every lifted board or cut in the plaster is damage you would rather avoid. We test each pipe in turn and mark the leak, so the repair can begin in one known spot.

The canal, the railway and the High Street share the floor of Berkhamsted's Chiltern valley. Along the High Street stand some very old timber-framed buildings, some with shops at street level and flats or offices upstairs, often sharing pipework that has been altered over the years.

Victorian and Edwardian houses fill the streets up the valley sides. Leak detection in Berkhamsted is often about protecting old fabric, such as lath and plaster ceilings, original boards and tiled halls, which are hard to put back exactly as they were once they are disturbed.

Typical Berkhamsted jobs

Wet shop ceiling below a let flat

The property

An old building in the town centre: a shop at street level, a let flat upstairs, and the flat's bathroom over the shop's back room.

The problem

A wet patch kept returning on the shop ceiling, even when the tenant upstairs was away. The landlord's handyman had resealed the bath.

How we found it

Moisture readings centred the patch under the bath. Upstairs, the bathroom's cold feed failed a pressure test, and listening over the boards put the leak by the bath panel.

The outcome

The repair, quoted separately, was made through one lifted board while we were there. The landlord paid first and passed the report to the shop.

Gas smell in a Victorian hall, pipe under the boards

The property

A Victorian semi up the hill with original suspended floors, its gas pipe running from the meter under the hall boards to the kitchen.

The problem

Smelling gas in the hall, the family called the gas emergency service, whose engineer made it safe and capped the supply. Nobody wanted the whole hall floor up to find the fault.

How we found it

A pressure test on the isolated pipework confirmed it was leaking. Tracer gas fed into it then rose most strongly between two boards near the kitchen door.

The outcome

Those two boards were marked and photographed, so the family's gas engineer knew exactly where to open up for the repair.

Who calls us in Berkhamsted

Shopkeepers and landlords on the High Street

When a shop ceiling drips, the source is normally upstairs, in a flat or office. We need access there, so tell us who occupies it and who pays. Business bookings can require payment up front.

Owners of period homes

A stain under a bathroom in an older house may come from a waste, a seal or a supply pipe under the boards. Testing each in turn keeps tiles and ceilings intact until we know.

Households whose gas has been capped

If you can smell gas, ring the gas emergency service first. Once they have made the supply safe, we trace the leak with tracer gas, so your gas engineer can open up at that point rather than along the whole pipe.

Affinity Water and older supply pipes

Affinity Water supplies Berkhamsted. It may write if readings suggest a leak. Its own pipes end at your meter or the property line, and tracing or repairing anything beyond is normally left to you. In older houses that pipe may be original metal. Ask Affinity what its leak policy offers.

Readings first, then the leak

1

Readings around the stain

Our engineer Charlie starts with what the building shows: damp across the stain, the meter with nothing running, and pressure in each pipe he can isolate. Old buildings rarely match a drawing.

2

One pipe at a time

Testing hot, cold and waste pipes separately, and each room or flat on its own, narrows the search to one pipe in one floor or wall.

3

Agreement, then a mark

A second method must land on the same spot before anything is marked. It is then photographed, and the report shows where and how we found it.

Methods for Berkhamsted's older buildings

Moisture meters

On lath and plaster or old boards, readings show where damp is worst without cutting anything. A dry reading under an old stain also tells us whether the leak has stopped.

Pressure testing

Closing off one pipe and holding it under pressure proves whether it leaks. In buildings altered many times, that saves searching pipes that turn out sound.

Tracer gas

We feed a hydrogen and nitrogen mix into the isolated pipe and track where it rises. It works on water pipes, and on gas pipework once the gas emergency service has made it safe.

Where opening up should start

With a trace and access claim, begin any opening up at our mark, not wherever looks wettest. Our report gives the location, methods, readings and photographs. A leak is proven only when exposed, which in an old building is one more reason to open up in a single, planned place.

Common questions in Berkhamsted

Yes. Every test works from the surface, so old boards, beams and plaster stay put while we search. In a listed building, the marked spot lets you plan the opening with whoever has to approve it before anything is cut.

We trace leaks on gas pipework, but only once the gas emergency service has made it safe. The leak is found with tracer gas, then marked and photographed so your gas engineer can open up in exactly the right place.

Usually the landlord, through the tenant. We have to get into the flat, so whoever books should agree a time with the people living there. Let us know who is paying when you book; if they will not be there, payment may be needed before the date is fixed.

Some leaks on a home’s water supply do, when they meet its conditions. It does not cover central heating, shared mains, businesses or leaks that come and go, so shops sit outside it. Full conditions are on our terms page.

We can usually book a visit within 24 to 48 hours. Say which hours you trade and when the flat above can be opened, and we will look for a slot that works for the shop and the people upstairs.
