Wendover's older houses and beyond

Leak detection in Wendover

Older houses in Wendover hide their pipes under timber floors and behind plaster, so a leak can show a room away. Our engineer Charlie follows the water back and marks the spot.

At the foot of the Chilterns and close to RAF Halton, the small market town of Wendover keeps historic streets of houses from the 16th to the 18th centuries, built long before indoor plumbing. Bathrooms came later, often squeezed in upstairs over timber floors and old plaster ceilings.

So a leaking shower or bath tends to show in the ceiling below, sometimes a room away, as water runs along joists. Leak detection in Wendover often means testing each fitting in turn while the tiles stay on. Homes on the edge of town add supply pipes on forgotten routes.

Two jobs that are typical in Wendover

Ceiling stain below a shower in an old house

The property

An old house on one of Wendover's historic streets, with a shower room upstairs over the dining room. Its ceiling is lime plaster on timber laths.

The problem

A brown stain kept spreading across the dining room ceiling, worse after showers. The tiles had already been regrouted once, and the stain came back.

How we found it

The wettest readings sat near a beam, away from the tray. Running each fitting in turn traced the leak to the shower valve; thermal images agreed.

The outcome

One tile and the panel behind the valve came off at the marked spot. The joint was repaired for a separate price, and our report went with the owners' insurance claim.

Leak on a supply pipe with no known route

The property

A detached house on the edge of town with a long garden. The meter is by the road, and nobody knew the supply pipe's route to the house.

The problem

A letter from the water company reported continuous use. The owners had already dug two test holes where they guessed the pipe might be, and found nothing.

How we found it

Shutting the inside stop tap did not halt the meter. Tracer gas went into the pipe, and a sensor swept over the garden found it by a flower bed; the ground microphone agreed.

The outcome

One hole at the marked spot ended the guessing. After the repair, the owners sent our report on to the water company.

Found, agreed, repaired

1

Find and confirm

Testing shows which part of the plumbing leaks; it is then traced, and a second method confirms it. Only after that do we mark and photograph the spot.

2

Agree the repair

If you want the pipe mended too, it gets its own quote. An advance repair price is honoured only for work done during the detection visit itself.

3

Repair and guarantee

Our repairs are guaranteed for 3 months from the day they are done, covering the pipe and fittings we put in, not the older plumbing around them.

Who we help in Wendover

Owners with a stain under the bathroom

A ceiling mark that spreads after each shower usually means the tray, its waste, a seal or a supply pipe is leaking. Each is tested separately, so no tiles come off on a guess.

Homeowners claiming on insurance

Before any opening up, an insurer may ask for proof of where the leak is. We mark it and send the location, methods, readings and photographs once the visit is paid.

Homes with a supply route nobody knows

When the meter is by the road and nobody knows the pipe's path, say so. Unknown routes fall outside our promise, so the agreed price is charged whatever is found.

Tools that suit older houses

Moisture meters

Old plaster and timber soak up water and let it travel. A moisture meter, which measures how damp a surface is, maps the stain to find its wettest point.

Thermal imaging

Wet plaster usually shows cooler on a thermal camera than dry plaster. That lets us follow the water back to its source without lifting boards or tiles.

Tracer gas

On a buried supply pipe, especially plastic, tracer gas finds a leak too quiet to hear. A sensor picks up the gas where it rises through the soil.

Water company letters and allowances

Check your bill for the name of your water supplier. If its readings show water passing nonstop, it may write to you. The company is responsible as far as your boundary or meter. Some companies offer leak allowances, so ask yours what proof it needs after the repair; our report can help show where the leak was.

Where opening up should start

Check your policy before booking, then pass our report to your insurer. It arrives once the visit is paid in full and gives the location, methods, readings and photographs. Begin any opening up at the marked spot; nothing is proven until the pipe can be seen. The insurer decides on payment.

Common questions in Wendover

Not for the search. Each part of the bathroom is tested in turn with the tiles in place, while readings below show which test makes the stain wetter. Opening up waits until the leak is marked, and then it is just that spot.

Usually, yes. The methods work from the surface, which matters where old plaster and timber are hard to match. Water can travel far in an old building, so we trace the damp back to its source before choosing where to open.

Find your stop tap and check it turns, and make sure we can reach the meter. Clear a way into the loft, the bathroom and any cupboards with pipes in them. There also needs to be free parking within 100 m.

Only if the leak is on the hot or cold supply pipes and meets the other conditions, such as its size. A leaking tray, seal or waste falls outside no find, no fee on home water leaks. Full conditions are on our terms page.

We do. Halton sits beside Wendover, and the villages along the foot of the hills are close by. When you ring, give us a rough location and the distance from the meter to the house, so the visit can be planned.
