Drip into a shop's back room from the kitchen above
The property
An older building near the market place: shop below, let flat above. The flat's kitchen sits over the shop's back room, timber floor between.
The problem
Drips kept landing on stock in the back room, worst in the evenings. Upstairs the tenant saw nothing wrong, and the bathroom was dry.
How we found it
Damp readings below peaked under the flat's sink, not its bathroom. Upstairs, the washing machine's cold feed failed a pressure test, and tracer gas rose between two floorboards.
The outcome
The landlord received photographs of the marked board, then the report once the visit was paid. One board came up for the repair, which we priced separately.
