Leak detection in Poringland and Framingham Earl

Much of Poringland is modern housing, where leaks hide under bathroom floors and beneath extensions. Leak detection in Poringland means finding the leak, proving it a second way and, if you wish, repairing it too.

Joined to Framingham Earl on the south-east side of Norwich, Poringland is a large village that has grown steadily as new housing was added. Much of it is modern, with plastic pipework to match, and plenty of homes have been extended since they were built.

Two situations are worth knowing about: bathrooms above living rooms, and extensions built over the original supply pipe. In both, a careful search from the surface saves breaking into a new floor or ceiling, and the repair can follow straight away if you want it.

Typical Poringland leaks, from ceiling to supply

Kitchen ceiling marked below a newer bathroom

The property

A detached house on one of Poringland's newer roads, with the family bathroom above the kitchen and plastic push-fit pipes under a chipboard floor.

The problem

A damp patch on the kitchen ceiling grew slowly whether or not anyone bathed, and taking the bath panel off had shown nothing.

How we found it

Moisture readings mapped the patch. Upstairs, the hot and cold pipes were pressure tested apart; the hot side dropped, and thermal imaging with a tap running showed a joint under the floor.

The outcome

We marked and photographed the joint. The owners took the quoted repair there and then: one chipboard panel up, the fitting replaced, the ceiling left to dry.

Supply pipe leaking under a kitchen extension

The property

A semi from the village's earlier growth, with a kitchen extension built across the line of the original supply pipe from the meter at the front.

The problem

Anglian Water wrote about constant use, yet the garden, drive and walls were dry. The owners suspected the extension, as the pipe could no longer be seen outside.

How we found it

With every tap off and the indoor stop tap shut, the meter kept moving. A pressure test proved the buried supply was failing, and tracer gas rose through the extension floor.

The outcome

The spot inside the extension was marked and photographed, and opening that patch of floor for the repair was quoted separately.

Poringland homeowners we help

A stain below the bathroom

A ring on the lounge or kitchen ceiling usually means the room above. Shower, bath, basin and pipes are tried one by one, and no tile comes off on a guess.

Extended homes where the pipe now runs inside

Plenty of extensions sit over the original supply pipe. If Anglian Water reports a leak, it may lie under your newer floor; we trace it from the surface.

People claiming on home insurance

Insurers often want to agree the work before it happens, so ring yours first, then tell us it is a claim when booking. Your report arrives after payment in full.

Whose pipe is it in Poringland?

Anglian Water supplies Poringland, though its own pipe reaches only as far as your boundary or meter. From there the supply is usually the household's, even where a later extension or conservatory now covers it. On most newer plots that pipe is fairly short, which helps the search, but the meter test with every tap off always comes first.

Found, proved, then mended

1

Proof before anything is opened

Our engineer Charlie traces the leak from the surface and checks it a different way. Only when both agree is the spot marked and photographed.

2

Your choice on the repair

Repairs are quoted on their own, and the choice is yours. Accept the advance price and we can usually do the work before leaving; a repair on a later day is priced again.

3

Three months' cover on our work

Repairs are guaranteed for 3 months, for the pipework and fittings we install rather than the whole system. Old, weak pipe sometimes shows further leaks once tested; those are quoted separately.

How we test newer pipework

Moisture meters

These read dampness in a ceiling, floor or wall without marking it. The wettest reading is usually near the leak, though not always directly above it.

Pressure testing

One set of pipes is isolated and its gauge watched; if it falls, that set leaks. In a newer home it soon shows whether the hot, cold or supply pipe is to blame.

Tracer gas

A hydrogen and nitrogen mix goes into the suspect pipe and escapes at the leak, passing up through screed, tiles or soil to our detector.

Detection, repair and your claim

We price the detection first and quote any repair on its own, so your insurer sees two clear items. Check your policy before booking. The report gives the location, methods, readings and photographs, and the claim decision is the insurer's alone. Exposure is what finally proves a leak, so opening starts at the marked spot.

Common questions in Poringland

Not to find the leak. Each fitting and pipe is tested separately while the tiles stay put. If the fault turns out to be behind them, we mark the exact place, and only that small part needs opening for the repair.

In most cases, yes. Tracer gas rises through floors laid over the pipe, and acoustic listening can help where the pipe is metal. Tell us roughly where the meter and the indoor stop tap are; that suggests the likely route.

It can be. No find, no fee on home water leaks covers one leak on a water main up to 30 m or the hot and cold supply pipes, at least half a litre a minute, where we also carry out the access and repair. Full conditions are on our terms page.

It can. Just bear in mind that an advance repair price only stands for work done during the detection visit; a repair on another day gets a fresh quote. Either way, you keep the marked spot and the photographs to hand.

For some tests, yes. Thermal imaging needs warm pipes, so we may ask for the heating or a hot tap to run for a while. Please check the stop tap and valves turn too, as several tests depend on closing them.
