Damp at the foot of a shared kitchen wall
The property
A post-war mid terrace on a solid floor, its heating pipes running along the wall shared with next door, behind the kitchen units.
The problem
A tide mark crept up the shared wall, and the owner blamed next door's washing machine. Yet their own boiler needed topping up most weeks.
How we found it
Damp readings were higher on the owner's side of the wall, and next door's boiler gauge held steady. Isolated, the kitchen radiator branch lost pressure, and the thermal camera found warmth low on the wall behind the units.
The outcome
It was the owner's own pipe, which cleared the neighbour's plumbing. The joint was marked and photographed, then repaired, quoted separately.
