Leak detection in Sawbridgeworth for period homes

Old timber and old pipes make leaks hard to read in Sawbridgeworth. Water creeps along beams far from its source, and newer pipes hide under old floors. We find each leak from the surface and confirm it a second way.

Sawbridgeworth is a small town on the River Stort, on the Essex border. Its conservation area holds Tudor, Stuart and Georgian buildings, some of them timber-framed. Leak detection in Sawbridgeworth often means tracing water that has run along old timber, sometimes a long way from the pipe it came from.

Inside, many of these houses have been modernised more than once, with kitchens moved into extensions and new pipes laid under stone, tiles and boards. Some also keep an old metal supply pipe outside, which may have weak spots beyond the first leak, so we explain what testing could reveal.

Jobs we typically do in Sawbridgeworth

Ice maker pipe under a stone kitchen floor

The property

A Georgian house in Sawbridgeworth's conservation area, its modern kitchen in a rear extension. A thin plastic pipe to the fridge's ice maker runs under the stone floor.

The problem

The meter crept round overnight, and a dark stain had appeared at the foot of one kitchen unit. Affinity Water had also written about continuous use.

How we found it

Closing the stop tap stilled the meter, and so did shutting the fridge's own valve, putting the leak on that pipe. Tracer gas rose through a floor joint by the island, where moisture readings also peaked.

The outcome

Two stone tiles came up at the mark, exposing a split where the thin pipe had been kinked. We repaired it on the visit, priced separately.

Bath overflow staining a beamed ceiling

The property

A timber-framed house within the conservation area, its bathroom added above the sitting room. The bath stands over an exposed beam and plaster ceiling.

The problem

A dark line spread along the beam after baths, never after showers. A plumber had renewed the bath waste, and the mark still came back.

How we found it

Readings peaked at one end of the beam. Water down the waste changed nothing, but filling the bath to the overflow did, and a thermal image showed warm water spreading from it.

The outcome

With the overflow joint marked and photographed, the side panel alone came off to reach it. The repair was priced separately.

How we approach a Sawbridgeworth house

1

Ask what has changed

We ask when the bathroom, kitchen and heating went in, and how old the supply pipe might be. That history shows where later pipes are likely to run.

2

Test each part alone

The supply, heating and each bathroom fitting are tested separately. A waste or overflow only leaks while water runs through it, so we fill and run each one in turn.

3

Trace and confirm the point

Heat, sound or tracer gas then follows the failing pipe until another test gives the same answer. Only then is the spot marked and photographed, ready for whoever opens up.

Sawbridgeworth homes that call us

Owners of timber-framed houses

A brown line creeps along a beam or ceiling under the bathroom. Each fitting is tested in turn, so old plaster stays put until the source is known.

Owners of older houses with a metal supply

Affinity Water writes about a leak, and the pipe under your garden may be decades old. We find the leak and tell you if testing shows weakness elsewhere.

Landlords letting a period cottage

Your tenant tells you about damp or a letter, and you live elsewhere. Say who holds a key, who settles the bill, and whether that person will be on site.

How we trace leaks in Sawbridgeworth

Moisture meters

A line of readings along a beam or ceiling reveals where the water arrives and the direction it travels, so we know which fitting above to test first.

Acoustic listening

Escaping water rings along old metal pipe more clearly than along plastic. A ground microphone moved across the garden finds where it is loudest, even beneath turf.

Tracer gas

A hydrogen and nitrogen mix put into the pipe slips out at the leak. It rises through soil, brick joints or boards, and our detector picks it up above.

Affinity Water and pipes that have aged

Affinity Water supplies Sawbridgeworth. Its letters say water is passing, not where. The company's part generally stops at the boundary or meter; from that point on, the pipe belongs to the owner. In older streets that pipe may be old metal, and testing or repairing one weak point can reveal another.

Finding the leak and the damage it caused

A policy may treat the search for a hidden leak separately from repairing what it damaged, such as a stained beam or ceiling. Check what yours includes, and whether the insurer must agree to the firm you use. Our report covers the search in writing: location, methods, readings and photographs.

Over the border and along the Stort

Bishop's Stortford is just up the Stort, and Harlow sits over the Essex border to the south. We also reach Stansted Mountfitchet and Aythorpe Roding in Essex, and Ware and Hoddesdon to the west.

Common questions in Sawbridgeworth

Usually, because metal carries the sound of escaping water well. We listen along the route, then confirm with tracer gas. Old pipe can have more than one weak spot, and any work beyond the first repair is quoted on its own.

Often because a bath fills higher than a shower tray, so the overflow joint only gets wet when the bath is full. Filling the bath and running the shower separately shows which part leaks, long before anything is taken apart.

We do. Harlow and the other Essex places nearby, such as Stansted Mountfitchet, book on the same terms as Hertfordshire homes in Sawbridgeworth or Bishop’s Stortford. Visits are usually booked within 24 to 48 hours, on either side of the border.

Nothing is opened while we search. Readings, heat, sound and tracer gas all work from the surface, and the first opening is made only where two methods agree. Only uncovering the pipe proves a leak, which is why opening begins at our mark.

Yes. Send the details to hello@eastanglianleakdetection.co.uk, or ring if you prefer. Either way, a price is settled with you in advance. That price buys a half or whole day of searching, and a quick result in the first hour leaves it unchanged.
