Radlett's older homes

Leak detection in Radlett for older homes

In Radlett a leak often shows as a mark under a bathroom or a letter about the supply pipe. We trace it from the surface, leaving period plaster alone.

Radlett's older centre is made up of Victorian semis and terraces. More land was released for building before the First World War and again in the 1930s, so many homes are around a century old. Leak detection in Radlett often means working around their original features.

Bathrooms have since gone in upstairs, often over sitting rooms with moulded ceilings, and some supply pipes are still old metal under the front garden. Owners want the leak found before a ceiling is cut or a lawn dug; a claim needs that evidence too.

The kind of job we do in Radlett

Stain on a period ceiling below an en suite

The property

A Victorian semi in the older part of Radlett, with an en suite added above the front sitting room and its original moulded ceiling.

The problem

A brown ring spread after every shower. A tiler had resealed the tray, and the mark faded before coming back. The owners did not want the ceiling cut.

How we found it

Moisture readings mapped the damp below. Upstairs, the shower valve and pipes held under test, but water poured into the waste alone brought the damp back, and thermal imaging traced it to the waste joint.

The outcome

The tiles stayed on and nothing was opened before the joint was marked. The owners sent our report with their buildings claim, and the repair was quoted separately.

Leak where old metal meets new plastic under a drive

The property

A 1930s detached house behind a gravel drive. When the drive was laid, part of its old metal supply was swapped for blue plastic, leaving a joint under the gravel.

The problem

Affinity Water wrote that readings showed water passing at all hours. A plumber found nothing indoors, and the gravel showed no wet patch to dig at.

How we found it

The dial went on creeping with the indoor stop tap off. The ground microphone heard the hiss strongest where the metal stretch ended, and tracer gas rising through the gravel there confirmed the joint.

The outcome

Only a small patch of gravel was dug at the mark. We replaced the joint while there, at a price agreed beforehand, and the owners sent the details to Affinity Water.

How we find a leak under a bathroom

1

Map the damp below

We take moisture readings over the ceiling and nearby walls to find the size of the damp patch and its wettest point, which points us to the fittings above.

2

Each fitting on its own

Our engineer Charlie runs the shower, bath, basin and toilet one by one, then checks the pipes. The test that wets the stain again is the source, confirmed by a second method.

3

Mark, photograph, report

Before we go, the joint is marked and photographed. The written report then records the location, methods, readings and photographs, so whoever opens up begins at that joint.

Radlett households we help most

Owners with a stain under a bathroom

A brown mark under an en suite points to a seal, waste or pipe above. We test the fittings one at a time, so the tiles stay on until the cause is known.

Owners claiming on their insurance

Your insurer will probably want evidence of where the leak is before any opening up. Our written report gives the location, methods, readings and photographs.

Owners with a letter about the supply

Old metal pipe under a long front garden can leak unseen for months. When Affinity Water writes about constant use, we find the leak along it, so digging happens in one place.

Methods suited to Radlett's older houses

Moisture meters

Readings across a ceiling or wall show the shape of the damp and its wettest point. On old lime plaster, that tells us where to look without cutting.

Thermal imaging

Damp plaster reads cooler than dry plaster, and warm water shows as it spreads. The camera follows that pattern back towards the joint with nothing opened.

Acoustic listening

A split in old metal pipe hisses, and that sound carries up through a lawn or path. Moving the ground microphone along the route, we mark wherever it peaks.

Your meter and the leak test

Affinity Water supplies Radlett, and its letter about continuous use means your meter moves when it should be still. To check, turn everything off, note the reading and look again an hour later. If it moved, shut the indoor stop tap and repeat; movement now points to the pipe outside, usually yours.

Check your policy before the visit

Look for trace and access cover in your buildings policy and ask the insurer whether it must approve the work first; some do. We send the written report after full payment, and our mark is where any opening up should start, so a period ceiling is not cut in the wrong place.

Common questions in Radlett

No, not while we look. We run and check each fitting separately and read the damp below, so the tiles stay put. Once the source is found and marked, the repair may only need a small opening there, which we quote separately.

Usually, once the leaking loop is found; the repair is quoted apart from the detection, and a price agreed in advance applies only to work done on that visit. No find, no fee on home water leaks excludes underfloor and central heating.

It might. Pressure on weak old pipe can expose other weak points, and any extra work is quoted separately for you to decide on. Our 3 month guarantee covers only the new pipe and fittings we fit, not the rest of the old run.

The time you book. We agree by phone or email, before you commit, whether it is half a day’s detection or a full day’s, and finishing early leaves that figure unchanged. Materials, parking and any tolls are charged at cost on top.

Often, because the test recreates the leak: running each fitting in turn wets the same area again, and the moisture readings climb. Leaks that come and go are harder, and they fall outside no find, no fee on home water leaks.
