London Colney by the River Colne

Leak detection in London Colney

We find out which pipe in your London Colney home is losing water, if any, before a lawn is dug or a board lifted. Then the leak is traced from above and marked for the repair.

Between St Albans and the M25, London Colney has grown from an older centre on the River Colne into a large village. The oldest houses are near the river, later family houses spread out around them, and green belt farmland lies beyond the last of the gardens.

Near the river some gardens sit on low ground that stays damp after rain, so a soggy lawn here is not always a leak. Leak detection in London Colney therefore starts with the meter: it shows whether your supply pipe is losing water before anyone reaches for a spade.

Kinds of job we do around London Colney

Wet lawn by the river, leak under the path

The property

An older house near the river, its front lawn on low ground and an old metal supply pipe running under the garden path.

The problem

The owners took the soggy lawn for river damp until a letter reported continuous use. They were about to dig the lawn to look.

How we found it

The meter kept turning after the stop tap was closed. The ground microphone heard little under the lawn but peaked under the path by the front step, and tracer gas surfaced at that point.

The outcome

We marked and photographed the spot, and a few paving slabs came up for a repair quoted separately. The wet lawn turned out to have nothing to do with the leak.

Boiler losing pressure, stain under a bedroom radiator

The property

A newer detached house on the edge of the village, its heating pipes running under the bedroom floorboards to each radiator.

The problem

Every few days the boiler needed topping up, and a faint brown line showed on the lounge ceiling under one bedroom radiator.

How we found it

Thermal imaging, with the radiators hot, traced the pipe under the boards to a widening warm patch where it rises to that radiator. Pressure testing that one branch showed it was losing water.

The outcome

We marked the board above the leak and photographed it. One board came up for the repair, quoted separately, and the ceiling below was left to dry out.

Who rings us around London Colney

Owners with a soggy lawn or a letter

The first question is whether the buried pipe is losing water at all. We test that, then listen along its route, so digging for the repair happens in one place.

Owners topping up the heating

If the boiler keeps losing pressure while the meter stays still, the heating is leaking. Tell us how often it needs refilling and which floors are timber or solid.

Families with a stain below the bathroom

A ceiling mark that grows even when nobody showers points to a pipe under pressure, not the tray or waste. We test each pipe and fitting before any tiles come up.

Affinity Water, your meter and your pipe

Affinity Water supplies London Colney. Its pipes run as far as your meter or boundary, and the stretch from there to the house is usually yours. Its letter about continuous use shows water getting past the meter, but it cannot show where. In older houses near the river that pipe may still be metal.

Leak or not, then which pipe

1

Is it really a leak?

Our engineer Charlie starts with the meter, with everything off. If it stays still, no mains water is escaping, and the search turns to the heating or the bathroom waste pipes instead.

2

Supply, bathroom or heating

If something is losing water, each system is closed off and pressure tested in turn. Whichever one fails to hold steady is the one traced next.

3

Second test, then a mark

One method locates the leak; another, unrelated test must land in the same place. When both agree we mark the spot and photograph it for your report.

Methods we use around London Colney

Acoustic listening

Outside, the ground microphone does most of the work. It hears water forced out of a buried pipe through grass, gravel or tarmac, loudest over the leak.

Pressure testing

Closing off one system and holding it under pressure shows whether it leaks. It tells a leaking supply pipe from a heating pipe under the same floor.

Moisture meters

Indoors, readings across a stained ceiling or wall show where damp is worst. If that point is not under the obvious fitting, the leak is probably somewhere else.

Before anyone digs a trench

A few home policies include the buried supply pipe itself as well as trace and access, so read yours before a spade goes in. Your insurer may also want to approve the work before we start. Our report gives the location, methods, readings and photographs, and arrives once you have paid.

Common questions in London Colney

Switch off everything that uses water and watch the meter for a few minutes. If it stays still, the water in the garden is not from your supply. If it moves, shut the stop tap: a dial that keeps going puts the leak on the outside pipe.

No. Water can run along a pipe or through the soil before it shows, so the wettest spot is often not where the leak is. We trace it from the surface first, and digging starts only at the mark we make.

Tell us when you book. The first test closes the stop tap to split the outside pipe from the plumbing indoors, and the other valves are used the same way, so we need to know before we arrive if any of them are stuck.

You will know the price before booking, as we settle it by phone or email. It buys a booked block of searching, either the whole day or half of one, so a quick find does not lower it. Anything bought for the job, plus parking or tolls, is added at cost.

For a heating leak, yes. Thermal imaging works once the radiators and pipes are hot, so leave the heating running unless we say otherwise. Tell us too if leak sealer has been added, because it can stop some tests working.
