Leak detection in Brentwood

In Brentwood the call often comes from an office manager or a flat owner. We work out whose pipe is leaking, agree access and payment, then trace it.

Offices, shops and restaurants share Brentwood's town centre with flats, some in newer blocks near the station. Beyond the centre, family houses fill the roads out towards Shenfield. It is a commuter town just outside the M25, on the railway into London, so owners are often at work all day.

Water leak detection in Brentwood often starts by settling whose pipe it is. A business may share a supply with the floor above, and a flat's meter may sit in a cupboard beside a dozen others. Getting that right first stops the wrong pipe being searched.

Typical leaks in Brentwood offices and flats

Office water bill jumps with nothing wet

The property

A two-storey office near the town centre, with washrooms on each floor. Pipes to the toilets run behind boxed ducting panels.

The problem

The water bill rose sharply with no change in staff or use. Nothing was wet, but the meter kept turning after everyone left.

How we found it

Closing the upstairs valve stopped the meter, placing the leak on the first floor. Listening along the ducting peaked behind one toilet, and moisture readings on the panel agreed.

The outcome

One panel came off at the mark to reveal a weeping joint. We priced the repair separately, and the photographed report went to the landlord of the building.

Meter letter for a flat in a newer block

The property

A flat on the second floor of a newer block, with concrete floors. Its meter sits in a ground-floor cupboard alongside those of every other flat.

The problem

The owner, who lives there, received a letter about constant use and a high bill. Nothing in the flat or the one below looked damp.

How we found it

With a tap running, closing the flat's stop tap halted a different meter from the one on the letter: the labels had been swapped. A pressure test showed the flat's own pipework holding.

The outcome

The readings and photographs went into a report, which the owner passed to the managing agent so the meters could be relabelled and the real leak traced.

Brentwood callers, and what they need

Office and shop managers

A business water bill that jumps needs answering. We give you a price before you book, and you can pass the written report to your landlord or head office.

Owners of flats in shared blocks

A letter about a flat starts with checking the meter really is yours, as meters in shared cupboards can get mixed up. Then we test the flat's own pipework.

Owners told their supply pipe leaks

If Essex and Suffolk Water reports constant use at a house, water is escaping past the meter, often on the pipe to your door. We find it from above and can quote to mend it.

Reading the meter in a flat or office

Essex and Suffolk Water supplies Brentwood. Its job ends at the meter or the property boundary, and the run beyond is usually the owner's. In blocks and shared buildings, meters often sit together in one cupboard, so check the serial number on your bill matches the meter you are reading.

Whose pipe, then where: a Brentwood visit

1

Agree access and payment

Tell us who owns the property, who will open up and who is paying. Businesses, and payers who will not be there, may need to pay before we confirm.

2

Prove which meter and pipe

With taps off, we watch the meter and close valves in turn. In a shared building that also proves the meter belongs to the right flat or unit.

3

Trace, check and record

The leaking pipe is followed with the method that fits, and a second method confirms it. Our engineer Charlie then marks the point and photographs it for the report.

Methods for offices, flats and houses

Acoustic listening

Water escaping under pressure hisses. Behind office ducting, beneath a concrete floor or under a drive, our acoustic equipment picks out where that sound is loudest.

Moisture meters

Readings across a panel, wall or ceiling show where damp is strongest. In offices and flats they confirm what listening has found without anything being taken apart.

Pressure testing

In a building with several branches, each is closed off and pumped up in turn. A gauge that drops gives the leaking branch away; the rest are ruled out.

When a policy needs approval first

Some policies need the insurer to approve the work before you book, so check yours, whether it covers a home, a let or a business. We agree our price by phone or email beforehand, so you can pass it on. The report afterwards records the location, methods, readings and photographs.

Common questions in Brentwood

Let us know it is a business when you ring. The price is set by phone or email beforehand, and payment may be needed before we confirm. To cancel, a business gives us a full working day’s notice, and the home water leak promise does not apply.

Either of you can, but we need access to both. Readings are taken below while the pipes and fittings upstairs are tested one at a time. Tell us who owns each part and who is paying, and the paid-for report will show where the water comes from.

Usually, yes. Once the leak is confirmed, the repair has its own price, and that price only applies if we mend the pipe before we leave. Repairs are guaranteed for 3 months on the parts we add, not on the older pipe around them.

We can. Concrete floors often keep water from showing below, so the testing happens inside the flat itself. Closing valves in turn, listening across the floor and moisture readings narrow it down, and only the spot we mark needs opening for the repair.

Both, along with Billericay and Chipping Ongar, as part of our leak detection in Essex. Visits are usually booked within 24 to 48 hours. Mention parking when you ring: we need to park within 100 m without paying, which can be hard near the station.
