Waterbeach, old village and new town

Leak detection in Waterbeach for new and older homes

A leak letter can arrive soon after you move into a new Waterbeach home. We trace the leak from the surface, check it a second way and mark one spot.

Waterbeach is a village partway through becoming a town. New homes are rising on the former barracks land, beside an old village of cottages and later houses. So leak detection in Waterbeach can mean a pipe laid months ago, or one older than anyone living above it.

New pipes can leak too. A push-fit joint, where plastic pipe simply pushes into a fitting, can weep if it was not pushed fully home. In the old village the call is often different: a tenant notices a warm floor, and a landlord living elsewhere needs it traced.

Two typical Waterbeach jobs

Leak letter on a nearly new house

The property

A new three-bedroom house on the edge of Waterbeach, with blue plastic pipe running from the pavement meter under a block paved drive.

The problem

Soon after moving in, the owners had a letter saying their meter never stopped. Nothing inside was wet, and the builder's plumber had checked every tap.

How we found it

Even with the kitchen stop tap off, the meter crept round: the leak had to be outside. Tracer gas rose beside the drive, and a close listen agreed.

The outcome

A fitting under the drive's edge had never been pushed fully home. We quoted, lifted three blocks and repaired it while we were there.

Warm kitchen floor in a let semi

The property

A post-war semi in the old village, let to tenants, with the hot water pipe from the boiler buried in the solid kitchen floor.

The problem

The tenants felt a warm strip across the kitchen, and the meter kept moving with everything turned off. Their landlord lived elsewhere.

How we found it

Closing the valve feeding the hot water stopped the meter. Thermal imaging followed a warm line towards the stairs, and tracer gas rose at the same point.

The outcome

The tenants let us in, the landlord paid ahead by card, and our report and repair quote went to the landlord for the insurer.

Who rings us from Waterbeach

New homeowners with a leak letter

Your home is almost new, yet the meter says water is escaping. Plastic pipe carries little sound, so tracer gas often finds the one joint at fault.

Landlords with tenants in the old village

Say when you ring that the house is let. If you will not be there, payment may be asked for up front, and the report comes to you.

Houses beyond the village on long pipes

Out along the fen roads, the meter can sit far from the back door. We ask which way the pipe runs, then walk its line with a ground microphone.

The leak letter on a new home

The company that supplies your Waterbeach home is printed on your water bill. When its readings suggest a constant flow, it may send a letter about a leak on your side. The length between the boundary and your house is normally yours to repair, so on a new home tell the builder too.

Readings first, then the search

1

Starting at the meter

Our engineer Charlie reads the meter and any boiler gauge with taps and valves closed. That shows whether the supply, the hot water or the heating is losing water.

2

Closing in on one length

Valves are shut one at a time until the loss stops. That tells us which run to follow, so the search covers one stretch, not the whole house.

3

A second method before the mark

When one method points to a spot, a different one has to agree. Only then is the surface marked and photographed for the written report you receive.

Methods that suit Waterbeach pipes

Tracer gas

Plastic pipe muffles the sound of a leak. We fill it with a hydrogen and nitrogen mix, which escapes at the fault and is picked up at the surface.

Thermal imaging

This camera sees heat. When a hot water pipe leaks under a solid floor, warmth spreads out in a patch, and the camera shows where it is strongest.

Pressure testing

We seal a length of pipe and watch a gauge. If the pressure falls, that length leaks. On a new home it rules sections in or out quickly.

Is the supply pipe on your policy?

Some home policies cover a leaking supply pipe, or trace and access, meaning what it costs to pin down a hidden leak and open up to it. Check the wording, or ask the insurer whether it must agree the work beforehand. Our report follows full payment, with the location, methods, readings and photographs.

Common questions in Waterbeach

It can. On a new home the fault tends to be a joint: a fitting not pushed fully home, or one knocked when the drive was laid. Plastic pipe is quiet, which is why tracer gas is often the method that finds it.

Yes. Tell us the house is let and that you are paying; since you will be elsewhere, payment may be needed before we confirm. Your tenants open the door, and the report is sent to you after payment in full.

It depends on the leak. No find, no fee on home water leaks covers one leak on a water main up to 30 m or the hot and cold supply pipes, at least half a litre a minute, where we also carry out the access and repair. Full conditions are on our terms page.

Not at all, though we plan for it. Out towards Chittering, a meter by the road can sit well away from the house. Tell us where the pipe enters and anything known about its route. Prices are set by the half day or full day before you book; an unknown route may need the full day.

Visits are usually booked within 24 to 48 hours, and our lines are open 8am to 8pm, every day. Ring when the letter arrives. Two meter readings taken a few hours apart, with no water used in between, show us how fast the water is going.
