Wymondham homes, old and new

Leak detection in Wymondham for newer homes

In Wymondham's newer homes, leak detection often starts with a number: a digital meter that never settles, or a letter from Anglian Water. Our engineer Charlie finds where the water goes.

Wymondham is an old market town that has become a commuter town, with large new estates around the old centre. The newer homes use plastic supply pipe, push-fit joints and often water-filled underfloor heating downstairs. Any of them can leak for weeks while the floors above stay spotless.

In the old centre, brick and timber framed houses have had pipes rerouted by generations of plumbers. Whatever the age of the house, leak detection in Wymondham starts with one question: is the supply, the heating or the hot water losing water? Only then do we follow a pipe.

Typical leaks we find in Wymondham

Leak under the hall, before the stop tap

The property

A newer detached house whose blue plastic supply runs from a boundary meter, under a block paved drive and up through the hall floor.

The problem

The digital meter logged water moving all night. Shutting the stop tap changed nothing, so the owners assumed the drive would have to come up.

How we found it

Moved along the drive, the ground microphone heard the hiss grow towards the house and peak inside the front door. Tracer gas rose through the hall floor there.

The outcome

The leak lay between the wall and the stop tap, which explained the meter. The drive stayed down, and the repair was quoted separately.

Underfloor heating in a single storey extension

The property

An older semi near the centre with a single storey extension at the back, warmed by pipes in its concrete floor fed from a cupboard manifold.

The problem

Every few days the owners had to top the boiler up, though an engineer had said the boiler itself was fine. No damp showed, and they feared for their new floor.

How we found it

Closed off one by one, each loop held pressure, which pointed back at the manifold. Moisture readings found damp in the cupboard base, and the thermal camera agreed.

The outcome

A manifold joint was weeping behind the cupboard plinth. Nothing was lifted. The joint was remade, quoted separately, and pressure tested again before we left.

Who rings us from Wymondham

Owners holding an Anglian Water letter

Readings show constant use, yet the lawn is dry. A newer supply pipe may run under the floor before the stop tap, so we test indoors and out separately.

Owners with water-filled underfloor heating

The boiler gauge drops while the floor looks untouched. We close each loop in turn at the manifold, the bank of valves that feeds them, to find the circuit that leaks.

Landlords letting to tenants

Say at booking that the house is let; your tenant can open up for us. If you cannot be there yourself, we may ask you to pay ahead of confirming.

What an Anglian Water reading is telling you

Anglian Water supplies Wymondham, and readings that show water passing at all hours suggest a leak beyond its meter. The company is responsible for the road main and the short link to your boundary or meter; past that point, the pipe is normally the owner's. In newer homes it is short, but may run beneath the floor.

How we narrow it down in a Wymondham home

1

Which system is losing water

With every tap closed we read the meter, shut the stop tap, read it again and check the boiler gauge. Those readings name the system to follow.

2

Which length of pipe

We listen along a supply pipe metre by metre. Radiators or underfloor loops are shut off in turn until the gauge steadies. The search narrows to one run.

3

Which point, proved twice

Before any mark goes down, a second, different method must agree with the first. We then mark and photograph the spot and add the readings to your report.

Equipment that suits Wymondham's homes

Pressure testing

Shut off a pipe or loop, fit a gauge and wait. A falling needle means that section leaks, and the same check later shows a repair is holding.

Acoustic listening

A pressurised pipe hisses at the point where water escapes. Our ground microphone hears it through block paving, tarmac and concrete, loudest right over the leak.

Thermal imaging

Give the heating time to warm the floor, and the camera reveals where pipes lie in the concrete and the warm bloom that spreads out from a leak.

Is your supply pipe on the policy?

Certain home policies cover a leaking underground supply pipe; others add trace and access, for pinning down a hidden leak and opening up to it. Ask your insurer before booking, as a few want to approve the work. Our report lists the location, methods, readings and photographs, and follows once the bill is settled.

Common questions in Wymondham

We do, using the same steps. Pipes in the old centre have often been moved over the years, so readings come before tracing and nobody guesses where a pipe ought to run. No spot is marked for opening until two methods agree.

Usually, though not always. In plenty of newer homes the supply crosses under the floor for a metre or two before meeting the stop tap, and a leak on that stretch keeps the meter moving. Listening inside and out separates the two.

No. No find, no fee on home water leaks does not cover central heating, and water-filled underfloor heating counts as heating. Instead, you get a price over the phone or by email first, set for a half or whole day’s searching. Full conditions are on our terms page.

Your tenant can let us in, but whoever owns or manages the house should book and tell us who is paying. If that person will not be at the property when we call, we can ask for payment up front before confirming.

Visits are usually booked within 24 to 48 hours, and lines are open 8am to 8pm, every day. Have a meter reading to hand when you ring, and mention any boiler pressure loss, as that tells us where to begin.
